10 Steps to prepare for Home Ownership

 Buying a new home? Lyn Sims at RE/MAX Suburban offers 10 Steps to Prepare for Home Ownership!

  • Find an experienced REALTOR®, like Lyn Sims at RE/MAX Suburban, who can help you through the process.
  • Decide how much home you can afford. Generally, you can afford a home equal in value to between two and three times your gross income.
  • Develop a wish list of what you would like your home to have. Then, prioritize the features on your list. Select three to four neighborhoods in which you would like to live.
  • Consider items such as schools, recreational facilities, area expansion plans and safety.
  • Determine if you have savings sufficient to cover your down payment and closing costs. Closing costs, including taxes, attorney's fees and transfer fees average between two and seven percent of the home price.
  • Get your credit in order. Obtain a copy of your credit report. Lyn's article on how to "Improve your Credit".
  • Determine how large a mortgage for which you qualify. Also, explore different loan options and decide what is best for you. Get pre-qualified and pre-approved BEFORE you start your home search.

    Buyers and sellers continue to trade up, trade down, relocate or purchase a 2nd home.  First time buyers in Illinois accounted for 40% of the market!  

    Highlights of the typical Illinois Home Buyer from 2006 are:

    • Median age of home buyers was 37 years old. Amoung first time buyers, the median age was 31.
    • Median household income was $73,300 compared to $71,800 in the U.S.
    • 57% of home buyers were married couples, 26% single females (yeah girls!), 8% singles males, and 9% were unmarried couples.
    • First-time homebuyers accounted for 44% of homes purchased in 2006.
    • 62% of first-time buyers were between 25 and 34 years old.
    • Median income of first-time buyers was $59,500 compared to $58,300 amoung all first-time buyers nationally.
    • 62% of homes purchased were detached single family.
    • Typical buyer purchased a home 12 miles from their previous residence.
    • Median price of the home purchased was $225,000 compared to $214,000 in the U.S.
    • Typical buyer purchased a home that was 1,849 square feet in size.
    • Recent buyers plan to live in their home a median of 6 years.

    Ahhh .... the search process!

    • Buyers searched for a home for a median 8 weeks and saw a median 11 homes.
    • 87% of buyers used a real estate professional during the home search.  (Hey, just contact me!)
    • 59% of buyers used the internet frequently to search for homes.
    • The typical internet searcher was 36 years old and visited a median 12 homes. The typical home buyer that did not use the internet to search for homes was 46 years old and saw a median of 7 homes.
    • 40% of home buyers first learned about the home they purchased from a real estate professional; 22% first learned about the home they purchased through the internet.
    • 70% viewed the internet as a very useful tool in their home search.
    • 76% of buyers rated real estate agents as a very useful information source.  (One point for me!)
    • 76% of home buyers purchased their home thru a real estate agent.  (Another point for me!)
    • Buyers searched for a median of 2 weeks on their own before contacting an agent. (Just contact me!)
    • 48% of first-time buyers were referred to their agent by a friend, neighbor or relative.

    The sky is not falling chicken little! I'm tired of all the doom and gloom!

    Was researching schaumburg realtor,schaumburg IL,schaumburg area homessomething else entirely and came up with some pretty interesting information on the general Illinois Home Sales so far in 2007 from the IAR (IL Assn of Realtors) website.  A SHORT COMPILATION OF THE REPORT .....

    According to the Illinois Association of Realtors (IAR) second quarter report, the median home price was $207,500, UP 0.2 percent from $207,000 a year earlier. (Median price is where half the homes sold for more, half sold for less). Total home sales totaled 43,080, down 16.1 percent from the 2nd quarter of 2006.

    The Chicagoland PMSA includes the counties of Cook, DeKalb, DuPage, Grundy, Kane, Kendall, Lake, McHenry and Will.  A sample of counties in the Chicagoland PMSA that saw INCREASES in median home sale prices in the 2nd quarter include Cook, up 4.2% to $269,900; DeKalb, up 1.9% to $185,000; Grundy, up 8.6% to $190,000; Kane, up 1.5% to $233,500; Lake, up 1.9% to $263,000; and Will, up 1.8% to $224,000.

    A sample of counties around the state that saw median home price INCREASES in the 2nd quarter 2007 include Champaign up 2%, Kankakee up 5.9%, Madison up 4.8%, McLean up 6,2%, Saint Clair up2.9%, Tazewell up 9.4% and Winnebago up 4.8%.

    Our local market conditions are often times different from what's happening nationally, so it's best to work with a real estate professional to determine timing, pricing and best value.  Illinois' economy continues to expand and home sale are expected to pick up toward the end of the year according to the NAR latest market outlook.

    Second quarter 2007 CONDO SALES across the state were down 13.9% compared to 2006.  The median price for a condo in IL was $223,000, UP 4.2% from $214,000 a year ago. In the Chicagoland PMSA, condo sales were down 14.1%. The median price was $229,000, UP 5% FROM $218,000 in the 2nd quarter of 2006.

    SO, NOT ALL IS DOOM AND GLOOM IN EVERY AREA!  I JUST THOUGHT THAT I SHOULD POINT OUT SOME POSITIVES IN THE MARKET PLACE!  WE ARE BEGINNING TO BELIEVE THE MEDIA OURSELVES EVEN THOUGH IN MY AREA THERE IS NO EVIDENCE TO THE HYPE.  Prices are not falling - chicken little!
