Looking for Zero down, Low down or 100% financing in the Roselle IL area?

Roselle Illinois HomesZero down or 100% financing loans still exist in the Roselle area.  Most people will say it is not out there, but rest assured it is!  You have just to know where to find it and how to make it work.

More and more homes are now being financed FHA.  There are many great features of an FHA loan, but one of the most important is the flexibility of the 3.5% down payment.  It can come from many sources as long as it is documented and structured properly.

Many Down Payment Assistance (DPA) programs have been instituted and approved by FHA to help borrowers achieve their home ownership dream.  You may have heard that FHA DPA programs are no longer allowed.  This is only partly true.  'Seller Funded' DPA programs like Nehemiah and Ameridream are no longer available, there are still many forms of FHA down payment assistance that are alive and well!  Like I've said before, you just have to know where to find them and how to make them work.  

I have spent quite a bit of time researching the many different programs and methods of low down payment financing available to my buyers.

Gift Funds

FHA will allow the down payment to come in the form of a gift from a family member, family friend and in some cases an employer.  While this option is easy, there is a very specific procedures and documentation required by FHA for the gift funds to be used.  A qualified, experienced FHA lender is vitalRoselle Illinois Homes, to your transaction so that the process is executed smoothly.

Community Grant Programs

This is a great secret that I'll let you in on!  There are many Community Grant Programs that are already in existence and ready to be utilized now!  A Grant is a non-repayable gift that is used for the down payment and in some cases closing costs.  Many of these programs are funded by municipalities to promote home ownership in their village.  Each program has different qualifications, guidelines and procedures.  Some programs assist teachers, police, fire and disabled citizens.  Certain Grant Programs do have income restrictions and qualifying restrictions that may or not apply to you.  Home inspections must be done and paid for by the buyer directly and any home that was built prior to 1978 must undergo a lead based paint inspection that the village will pay for.  

Many programs also might require that the Mortgage Lender and/or Real Estate Agent be registered before they can offer them to their clients on their home purchase.  It is important to find a Lender and Agent that have access to all of these programs.  This will ensure that you have as many options as possible!

The Not Some Doom and Gloom Report – November 2008
 
remax real estate,real estate broker,Some positive financial and real estate market results that I think you should be made aware of.  With all the negative publicity day in and day out, just wanted to be sure that some positive information was also getting enough ‘air time’.  So here are some of my thoughts and articles that I compiled to explain current market conditions for our area.
 
Part One – Mortgage Money

The media would have you believe that no one can get a mortgage out there or only the elite are doing it but that just isn’t the case.  This Mortgage Banking article says that in our area for the first half of 2008 we were churning out the loans – 20,009 to be exact in Cook County.  We happen to be #2 in the entire U.S.
 
People are refinancing their homes for whatever reason and that is also moving along smoothly with Cook County leading the wayremax real estate,real estate broker, and then DuPage County in the 11th spot.  That’s a total of 92,099 people that refinanced their home successfully in our area!

Part Two – Price and Sales

Highlights from the National Assn. of Realtors – Housing Report on Sales (Prices across the U.S.) - Four out of five metropolitan areas recorded lower home prices in the third quarter from a year earlier, while existing-home sales fell in 32 states from the second quarter.
 

In the third quarter, 28 out of 152 metropolitan statistical areas showed increases in median existing single-family home prices from the same quarter in 2007; four were unchanged and 120 metros experienced declines. NAR’s track of metro area home prices dates back to 1979.
 
Distressed sales, foreclosures and short sales - accounted for 35 to 40 percent of transactions in the third quarter, pulling down the national median existing single-family price to $200,500, which is 9 percent lower than the third quarter of 2007.
 
A year ago, when there were significantly fewer distressed transactions, the median price was $220,300. The median price is where half of the homes sold for more and half sold for less.
 
Strongest Sales Gains - The largest sales gain during the third quarter was in Arizona, up 28.3 percent from the second quarter, followed by California which rose 28.1 percent and Nevada, up 26.2 percent.
 
The steepest declines in single-family home prices in the third quarter were in three California markets: the Riverside-San Bernardino-Ontario area, where the median price of $227,200 dropped 39.4 percent from a year ago, followed by Sacramento-Arden-Arcade-Roseville at $212,000, down 36.8 percent from the third quarter of 2007, and San Diego-Carlsbad-San Marcos, where the price dropped 36 percent to $377,300.
 
The largest single-family home price increase in the third quarter was in the Elmira, New York area, where the median price of $105,000 rose 12.5 percent from a year ago. Next was Decatur, Illinois at $93,400, up 8.7 percent from the third quarter of 2007, followed by the Bloomington-Normal, Illinois area, where the third-quarter median price increased 8.1 percent to $168,400.
 
The typical seller purchased their home six years ago and is experiencing net equity gains. The national increase in value since the third quarter of 2002 is 18.3 percent, which is a median gain of $31,000. Even with the current downward price distortion, 90 percent of metro areas are showing six-year price gains.
 
Condo Markets
The strongest condo price increases were in the Dallas-Fort Worth-Arlington area, where the third quarter price of $149,900 rose 11.1 percent from a year earlier, followed by Bismarck, North Dakota at $148,000, up 11 percent, and the Houston-Baytown-Sugar Land area, where the median condo price of $134,100 rose 8.1 percent from the third quarter of 2007.
 
The second most expensive condo market reported was the New York-Wayne-White Plains area of New York and New Jersey at $324,000, followed by Honolulu at $322,000.
 
Other affordable condo markets include the Indianapolis area at $113,500 and the Cincinnati-Middletown area of Ohio, Kentucky and Indiana, at $117,300 in the third quarter.
 
Part Three - Market Snapshot by Regions
 
Midwest:  existing-home sales rose 2.7 percent in the third quarter to a pace of 1.15 million but remain 10.6 percent below a year ago. The median existing single-family home price in the Midwest declined 5.5 percent to $159,900 in the third quarter from the same period in 2007. After Decatur and Bloomington-Normal, the next strongest metro price increase in the Midwest was in the Wichita, Kansas area, where the median price of $125,300 was 5.5 percent higher than a year ago, followed by Champaign-Urbana, Illinois at $146,400, up 2.7 percent.
 
Part Four – Markets on the Upswing

remax real estate,real estate broker,Top 10 Most Promising Housing Markets across the U.S. according to Housing Predictor, which provides housing forecasts in 250 markets, has identified 10 markets where the regional economies are healthy and have strong potential for increasing prosperity.

These housing markets have bucked the national trend in 2008 and avoided the subprime crisis, the consultancy says. Whatever the future holds for the housing market as a whole, Housing Predictor forecasts that these cities will continue to see steady, dependable growth.

Top cities and the percentage sales prices have increased so far in 2008.
  • Biloxi, Mississippi, 4.9 percent
  • Salem, Oregon, 4.7 percent
  • Bismarck, North Dakota, 4.6 percent
  • Spokane, Washington., 4.4 percent
  • Yakima, Washington, 4.1 percent
  • Austin, Texas, 4.0 percent
  • Grand Junction, Colorado, 4.0 percent
  • Fargo, North Dakota, 4.0 percent
  • Mobile, Alabama, 3.9 percent  
  • Albuquerque, New Mexico, 3.5 percent
 
Part Five – Even the rich folks are having problems!

remax real estate,real estate broker,The Priciest Real Estate Markets across the U.S. where more than 43 percent of sellers of luxury homes have had to reduce their prices, according to one study of high-end home sales. The Institute for Luxury Home Marketing’s newly launched Luxury Housing Report says that homes in ZIP codes at the top end of the housing market are selling more slowly, up from 110 days on the market in May to 130 days in September.

Median prices have remained stable at a $1.154 million, or $336 a square foot, about the same as September.

Here’s the situation in the top 10 priciest markets and the average days on the market:
 

1.     Atlanta: Median price, $788,062. Average days on market: 123
2.     Boston: $1.45 million, 125
3.     Chicago: $1.48 million, 153
4.     Dallas: $844,036, 120
5.     Honolulu: $1.15 million, 110
6.     Las Vegas: $482,197. Inventory, 137
7.     Miami: $1.96 million, 220
8.     New York: $3.6 million, 186
9.     San Diego: $2.1 million, 83
10.   Seattle: $1.1 million, 113
 
The info is presented to show that all real estate is local and that trends in our own area are the ones that we should follow.

So it seems that foreclosures are selling first and fastest.  Would only make sense because those prices are lowest and offer the most value.  Foreclosures in some areas are still receiving multiple offers.

Not everyone in every area is in a declining market.

Schaumburg Presents 11th Annual Christkindlesmarkt

Celebrate the holiday season with Schaumburg's outdoor European influenced open-air holiday market November 29 & 30, 2008 at Schaumburg's Town Square, located at the southwest corner of Schaumburg Christkindlesmarktand Roselle Roads.  Festival hours are 11am to 6pm on Saturday, November 29 and 11am to 5pm on Sunday, November 30.

Based on the holiday festival of the same name in Nuremberg, Germany, the outdoor Christkindlesmarkt features ethnic and domestic crafts, holiday gift items, food, live entertainment, children's activities, and visits from Santa & St. Nicholas.

At 5:30pm on Saturday, families are invited to participate in the Festival of Lights, a holiday singalong featuring members of the St. Peter Lutheran Choir, ushered in by children holding battery-operated candles. Children wishing to participate in the Festival of Lights should meet at the information booth at Christkindlesmarkt at 5:15pm. Horsedrawn sleigh rides will also be offered for a small fee both days.

The Schaumburg Christkindlesmarkt is sponsored by the Village of Schaumburg in cooperation with the Schaumburg Township District Library. In addition, the Schaumburg Jaycees will be present at Christkindlesmarkt again this year with their Wish Tree.

Mr. Seller, Why am I good enough to stage your home and give you advice, but not good enough to list it?

I am very sensitive and empathetic.  I ‘feel things' about a situation that a seller might have BEFORE they tell me what is going on at a presentation.  But here's a question for all future sellers out there in housing land - What do they expect of an agent and WHY?

I pride myself on being very thorough and presenting the market as it truly is - no sugarcoating for me!  Languishing on the market with no action is just not my style - this Mr. Seller already had a 200 day market time with another agent from an out of the area brokerage.

But I'll continue with a couple of questions for Mr. Seller ~~

How do you think I get paid?  I get paid because of knowledge and experience, both of which you have taken advantage of.  Your other agent didn't even mention half your homes features on the MLS sheet.  How about missing that first floor den?  Did you remind him that you have a basement?  But that's right; he was a ‘good guy'.

Why do you take my advice as far as the listing price of your home?  Your ‘good guy' ex-agent thought you should start at xxx price even though he wasn't familiar with the suburban market.  You've had $55,000 in price reductions!  Yikes!

Why do you take my advice and expertise on staging your home and then list with another agent?   This is the one that really irks me - the home is staged just like I asked in the MLS photos.  Room by room - there are my thoughts and advice!  Gosh it looks great!  I'm glad I told you all that information so your current agent could take advantage of all that time!  Thanks for that compliment!

I guess something must be wrong with me on how I perceive a sales position or situation.  I think sales is one of the toughest professions you can indulge in but the benefits are many if you succeed.  Yes, I want to succeed, just like the ‘good guy', but I want to SELL homes, not just list (well not in this case!) and stage them!

Why do people take extreme amounts of our time with questions, asking advice, planning every minutia schaumburg Illinos real estate,and then feel no loyalty or connection to that person on which they have seemed to rely so heavily?  Weren't we compadres here?  Didn't you agree to list your home with me upon the premise of staging advice?  

Didn't I send photos of my pewter kitchen cabinet knobs because you didn't know what to get at Lowe's?  Yep, that was you!

I could have swore you wanted and needed my advice!  Why would I spend hours with you and your wife talking about everything from towels to dirty appliances?

Maybe I should just become a professional stager?  But wait, they expect to get paid for their advice and expertise, so that won't work!

Mr. Seller, I could have swore you wanted me to list and sell your home.

Update 2/1/2009  This home has been on the market an additional 90+ days and has expired again.  The sellers have reduced the listing priced another $25,000.  I'm sure that staging the home to sell would not have cost anywhere near the $25K price reduction!  This has been a hard lesson for the sellers of this home - all in total they have reduced the price $80,000.  This is a classic example I feel that if they would just have taken some good solid staging advice this never would have happened to their pocketbook!

This is really just a small sampling of what is going on in the market today.  I truly wish these sellers well!

Dunbar Lakes in Schaumburg has joined the green revolution. The complex recently installed energy saving Compact Fluorescent Lighting throughout the 424 unit complex. Dunbar Lakes is a mixture of town homes and quad style units in a choice Schaumburg location. The new lighting will provide better security and cost savings. Previously, the residents enjoyed having the private lake restored and beautified with native plantings and installation of limestone edging. The plantings, which include wildflowers and grasses, help reduce erosion and provide habitat for birds, butterflies and other species. Underway now is a complete pool installation. The board approved this project when it was learned the old swimming pool could be leaking up to 6000 gallons daily on the hottest summer days. Residents enjoy free use of the pool and the board agreed that replacing the old pool was both cost effective and environmentally responsible. A grand opening is scheduled for the spring of 2009.

Dunbar Lakes is managed by Alma Property Management and can be reached at 847-517-4400. Other Schaumburg townhomes,Schaumburg Illinois real estate,projects for the complex include a new tennis court and playground, both currently under construction.

Well you must be interested in Schaumburg if you're here!  Or are you just curious?  This is a short piece on the top selling subdivisions in Schaumburg over the last few months of June thru October 2008).  There were a total of 221 Multi-family sales.  Only 7 are marked as short sales and I suspect a fewCountry Lane Condos are foreclosures.  

Schaumburg townhomes,schaumburg illinois real estate,One note of interest about the market - the bulk of sales were in the $150,000 to $200,000 range with a total of 103.  That suggests that first time homebuyers are the largest part of the sales taking place.

All subdivisions are mapped so you get an idea of where they are!  OK, let's get started .............

Under $150,000      Lakewood - Condos near the corners of Weathersfield and Roselle Rds.

                                   Walden - Condos east of the Meacham and Algonquin intersections, near the new Convention Center and Motorola.

 

Under $200,000       Weathersfield Commons  - Quads just east of Springinsguth off Schaumburg Rd.

                                    Sheffield Manor - Quads near Bode & Knollwood.

                                    Lexington Green - Coach Homes just south of Schaumburg and Meacham.

                                    Gatewood - Coach Homes just north of Schaumburg Rd. just west of Plum Grove.  

                                   AttentionGatewood gets a mention because there have never been that many sales in here that I can remember!

Under $250,000      Briar Pointe – Townhomes near Fairlane and Irving Park Rds.

                                   Red Rock – Townhomes just west of Schaumburg and Barrington Rds.

Well you must be interested in Schaumburg if you're here!  Or are you just curious?  This is a short piece on the top sellingSchaumburg Illinois real estate,Schaumburg Illinois homes, subdivisions in Schaumburg over the last few months (June thru October 2008).  There were a total of 113 single family sales.  Only 4 are marked as short sales and I suspect a few are foreclosures.



Under $200,000         Weathersfield - One of the largest and the 1st subdivisions in the area.   Normally there wouldn't be anything under $200,000 but there have been some foreclosures and short sales.  Someone got a deal!

Under $300,000        Weathersfield

Under $350,000        Sheffield Park - Probably the 2nd planned subdivision in Schaumburg.Schaumburg Illinois real estate,Schaumburg Illinois homes

Under $400,000        Country Grove - newer area that's very popular.  Since it's newer, there are more contemporary styles.

Under $450,000       Sheffield Estates - the northern portion of Sheffield Park.  The 'big brother' to Sheffield Park.

Under $500,000       Plumwood Estates - large colonials near Conant High School.

Under $600,000       Park St. Claire - very popular area with larger colonials.  Near Meacham and Schaumburg Rds.

Schaumburg Homes - Market Conditions - Schaumburg Illinois

EVERY REAL ESTATE MARKET IS LOCAL.  ASK A SEASONED REALTOR, LIKE LYN SIMS, WHAT'S GOING ON LOCALLY!

What if 2008 was the best year to buy real estate and you didn't do it?  

Schaumburg IL real estateThis time may be your 'best opportunity' market in years!  Mortgage interest rates are low and prices in Northwest Suburban Illinois are still holding fairly well, generally area prices are flat.  The median price home sale in Illinois is actually UP at $198,768*.  The Chicago Median Price for a home is $264,271* which is also UP. 

NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.  

That's why I'm saying the real estate market is local - it even makes a difference from subdivision to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great time to buy, sell or invest.

So again, 'All real estate is local'.  What's happening in your local market is all that matters.  Ask a great local REALTOR, like Lyn Sims at RE/MAX Suburban what's going on in your market.  She is an expert in pricing, buying, demand and selling patterns.

So let's take a look at what is happening in Schaumburg - Notice the four graphs are not spiraling downward like the media would have you believe.  The median house/condo value in 2007 was $272,600 which is UP from the survey done in 2000 of $178,200.  Does it seem like the real estate market is tanking?    NO.

Continuing with the four graphs you will notice that the total number of home sales is lowering steadily since actually the 1st Quarter of 2006.   





OK, tell me something we don't know - but wait - it's actually sooner than what you would think isn't it?   Wow, January 2006?    YES, and since then market demand has been down.

The median sales price for 60193 is actually near $230,000.   The median sales price for 60194 is $235,000.  The median sales price for 60195 is the lowest with $180,000 The median sales price for 60173 is $330,000.

60195 - This can be explained as the typical first time homeowner is actually trying to spur our local market forward.  The sales are mostly from condo conversion projects in the area.  Therefore the average prices sold during that time will be lowered.   First time home buyers do not normally buy a home in the $300,000 and above range as a first home so obviously our average sales price will be lowered from that activity.  I have no explanation for the 'blip' up to $500,000 in the 4th quarter of 2006.

So it looks like Schaumburg is still a solid investment - a great Midwestern town to raise your family with great schools!   YEP.

Can I buy a house and still sell it 2 years later if I have to move?   YES   - but you have to change your transient thinking a little bit.  You're probably not going to come out with money in your hand!  You're going to have to think a little bit more conservatively for the future years.  'Flipping' except in rare instances is not going to work no matter how many HGTV shows you watch!  

So don't be scared off by stories about a "credit crunch" either.  Conventional and FHA loans are available for credit-worthy buyers seeking these types of mortgages.  And mortgage interest rates remain at historically low levels.  Don't be scared off by forecasts that encompass the entire United States!  Think how ridiculous that is!

Is it a good time to buy?  I'm saying YES!

People who have just went thru foreclosure are not probably going to get a loan?    YEP, and in Illinois that is just a small percentage of the homes owned that are in trouble and headed for foreclosure.

People will always need to buy or sell a home whether a move is job-related or you are ready to downsize or expand.

The national housing market has received a lot of negative press lately with stories of mortgage market tightening and increasing foreclosures.  But for the average person with good credit, traditional financing is readily available.  Lyn Sims still has 100% financing available to those that qualify!  There are still programs that offer down payment assistance to buyers - but you have to know the right people to get the help!

It's important to do some homework before you buy to see what you can afford and what your financing options are. Today, mortgage interest rates are well below their all-time high of over 18 percent in the early 1980s.  People bought homes then and they can buy them now!   HEY I know 'cause I was sellin' em!

See this post by 'Jeff Belonger, the FHA Expert' on how the media is not telling you the truth about the mortgage business!  There are lenders out there that promise and don't deliver!  There are lenders out there that only offer one type of financing - they won't tell you about all the programs they don't have will they?

Homeowners who are in it for the long-term are coming out well ahead. Here's why. Because of the power of leveraging, a $10,000 down payment on a typically priced home in the United States at a typical home price appreciation of 5 percent will return $110,000 after 10 years. The same $10,000 invested in the stock market appreciating at 10 percent annual increases will result in $23,600.

Why wait?  It's a good time to buy and grab your piece of the pie!
