Schaumburg IL a Bike Friendly Community

Bike to Work DayBikes on Metra Trains

Metra's Bikes on Train Program is designed to enable cyclists to bring their standard form bicycles on board trains during weekday off-peak hours and on weekends.  Two bicycles are allowed in the priority seating area in each accessible rail car. There is no additional charge to your Metra fare to take a bicycle on board the train. For more information and a list of rules/regulations regarding taking your bicycles onto Metra trains, visit http://www.metrarail.com

Bicycle Parking at Schaumburg's Metra Commuter Rail Station

For those inclined to leave their bikes at the train station instead of taking them on board with them, the village provides 20 enclosed bike lockers and 28 covered bike rack parking spaces at the Metra Station just north of the rail tracks. Bicycle parking units on the south side of the tracks (in Roselle) are not a part of the village's equipment.

Schaumburg by BikeOpen-air bike rack parking is free and on a first-come-first-served basis. Enclosed bicycle lockers are also free but require a key deposit prior to leasing (the fee is returned when the lease expires or the lessee terminates the lease).

Explore Schaumburg by Bike

One easy way to identify Schaumburg's bike routes are by the green "Bike Route" signs you may have noticed along many of Schaumburg's streets. Another way is by receiving a FREE pocket-sized Schaumburg Bike Path Network Map. To receive a map by e-mail to the Transportation Department at mailto:acomb@ci.schaumburg.il.us.

Bikes on Buses

Since April 1, 2002, when all Pace buses were equipped with easy-to-use bike racks, more than 150,000 riders have taken advantage of this easy, convenient, bicycle benefit.

The process of securing or removing a bike is easy and only takes seconds.

• As the bus pulls up, wave at the bus operator before stepping in front of the vehicle.

• Release the rack by pulling the handle up and lowering the rack.Bikes on Trains

• Place your bike in the position furthest from the bus. Face your bicycle so that the front tire is facing the locking arm. Lift your bicycle onto the rack.

• With your bike's wheels in the wheel wells, pull the spring-loaded arm out and over your front bike tire as close to the frame as possible.

• To release your bike, simply pull the support arm away from and over the wheel and lift your bike from the rack.

• If the rack is empty, fold the rack against the bus by pulling the handle and raising the rack until it locks into place.

For more information on Pace's bus route information and bicycle racks on buses, visit www.pacebus.com.

Helping Our Heroes in Schaumburg with Clothing Collected, Lyn Sims (847)230-7324

Helping Our HeroesHelping Our Heroes

Helping Our Heroes

The Realtors Association of NorthWest Chicagoland and Weathersfield Lakes Association have joined forces to assist Helping Our Heroes (HOH). Helping Our Heroes is a program dedicated to raising money to help active duty Illinois military personnel in financial distress. Helping Our Heroes is sponsored by the Realtors Association of NorthWest Chicagoland Charitable Foundation. There are over 800 families of active duty Illinois military personnel facing financial hardship, foreclosure, and eviction from their homes.  THEY NEED HELP!

The Association has placed a green recycling box in the parking lot of the Weathersfield Lakes Clubhouse, 130 N. Salem, 2 blocks north of Schaumburg Road. Helping Our Heroes will be paid for all clothing collected. They do not accept furniture. This box provides a great opportunity for the community to recycle their old clothes and shoes. All donations help fund Helping Our Heroes.

I can also come and pick up donations at your home if needed.

OUR ILLINOIS MILITARY NEEDS YOUR HELP IF YOU CAN!

Common Closing Costs for Buyers - Lyn Sims (847)230-7324 RE/MAX Suburban

Lyn Sims RE/MAX Suburban

You'll likely be responsible for a variety of fees and expenses that you and the seller will have to pay at the time of closing. Your lender must provide a good-faith estimate of all settlement costs. The title company conducting the closing will tell you the required amount for:

  • Down payment
  • Loan origination
  • Points, or loan discount fees, which you pay to receive a lower interest rate
  • Appraisal
  • Credit report
  • Private mortgage insurance premium
  • Insurance escrow for homeowner's insurance, if being paid as part of your mortgage payment
  • Property tax escrow - Lenders keep funds for taxes and insurance in escrow accounts when they are paid with your mortgage. Then when your taxes/insurance come due, your lender pays the insurance or taxes for you. The normal is usually 3-4 months in escrow.
  • Deed recording
  • Title insurance policy premiums
  • Notary fees
  • Document Prep Fees/FedX Shipping Fees
  • Closing itself at the title company

 Lyn Sims, Schaumburg Homes

A Note About Prorations:  Because some costs are paid on either a monthly or yearly basis, you might have to pay a bill for services used by the sellers before they moved. "Proration" is a way for the sellers to pay you back or for you to pay them for bills they may have paid in advance.  For example, if your association fees are $100 per month, the seller paid fees up to the end of the month which is the 30th.  If you close on the 27th, you would owe the seller for 3 days of association fees which he has paid in advance. (30-27=3 OR $100 divided by 30 = $3.33 X 3 days = $9.99) The bill is "prorated" for the number of days in the month, and then each person would be responsible for the days of his or her ownership.

A FEW NOTES ABOUT CLOSING - You must bring a certified or cashiers check to closing payable to yourself (your name) and then endorse the check over to the title company. You must bring your drivers license as identification. You must also bring a paid one years homeowners insurance policy(if applicable) with you that will be given to the lender at closing.  THERE ARE NO EXCEPTIONS.

THESE COSTS ARE CUSTOMARY FOR THE STATE OF ILLINOIS.  Obviously if you are in another state, customary charges could be different.

Moving with Pets - Schaumburg IL Homes

Moving to a new home can be stressful on your pets, but there are many things you can do to make the process as painless as possible. Experts offer these tips for easing the transition and keeping pets safe during the move.

1.  Update your pet's tag.   Make sure your pet is wearing a sturdy collar with an identification tag that is labeled with your current contact information. The tag should include your destination location, telephone number, and cell phone number so that you can be reached immediately during the move.

2.  Ask for veterinary records.   If you're moving far enough away that you'll need a new vet, you should ask for a current copy of your pet's vaccinations. You also can ask for your pet's medical history to give to your new vet, although that can normally be faxed directly to the new medical-care provider upon request. Depending on your destination, your pet may need additional vaccinations, medications, and health certificates. Have your current vet's phone number handy in case of an emergency, or in case your new vet would like more information about your pet.

3.  Keep medications and food on hand.   Keep at least one week's worth of food and medication with you in case of an emergency. Vets can't write a prescription without a prior doctor/patient relationship, which can cause delays if you need medication right away. You may want to ask for an extra prescription refill before you move. The same preparation should be taken with special therapeutic foods - purchase an extra supply in case you can't find the food right away in your new area.Lyn Sims, Pet Friendly Realtor

4.  Seclude your pet from chaos.   Pets can feel vulnerable on moving day. Keep them in a safe, quiet, well-ventilated place, such as the bathroom, on moving day with a "Do Not Disturb! Pets Inside!" sign posted on the door. There are many light, collapsible travel crates on the market if you choose to buy one. However, make sure your pet is familiar with the new crate before moving day by gradually introducing him or her to the crate before your trip. Be sure the crate is well-ventilated and sturdy enough for stress-chewers; otherwise, a nervous pet could escape.

5.  Prepare a first aid kit.   First aid is not a substitute for emergency veterinary care, but being prepared and knowing basic first aid could save your pet's life. A few recommended supplies: Your veterinarian's phone number, gauze to wrap wounds or to muzzle your pet, adhesive tape for bandages, non-stick bandages, towels, and hydrogen peroxide (3 percent). You can use a door, board, blanket or floor mat as an emergency stretcher and a soft cloth, rope, necktie, leash, or nylon stocking for an emergency muzzle.

6.  Play it safe in the car.  It's best to travel with your dog in a crate; second-best is to use a restraining harness. When it comes to cats, it's always best for their safety and yours to use a well-ventilated carrier in the car. Secure the crate or carrier with a seat belt and provide your pet with familiar toys. Never keep your pet in the open bed of a truck or the storage area of a moving van. In any season, a pet left alone in a parked vehicle is vulnerable to injury and theft. If you'll be using overnight lodging, plan ahead by searching for pet-friendly hotels. Have plenty of kitty litter and plastic bags on hand, and keep your pet on its regular diet and eating schedule.

7.  Get ready for takeoff.   When traveling by air, check with the airline about any pet requirements or restrictions to be sure you've prepared your pet for a safe trip. Some airlines will allow pets in the cabin, depending on the animal's size, but you'll need to purchase a special airline crate that fits under the seat in front of you. Give yourself plenty of time to work out any arrangements necessary including consulting with your veterinarian. If traveling is stressful for your pet, consult your veterinarian about ways that might lessen the stress of travel.
Lyn Sims, Pet Friendly Realtor
8.  Find a new veterinary clinic and emergency hospital.   Before you move, ask your vet to recommend a doctor in your new locale. Talk to other pet owners when visiting the new community, and call the state veterinary medical association (VMA) for veterinarians in your location. When choosing a new veterinary hospital, ask for an impromptu tour; kennels should be kept clean at all times, not just when a client's expected. You may also want to schedule an appointment to meet the vets. Now ask yourself: Are the receptionists, doctors, technicians, and assistants friendly, professional and knowledgeable? Are the office hours and location convenient? Does the clinic offer emergency or specialty services or boarding? If the hospital doesn't meet your criteria, keep looking until you're assured that your pet will receive the best possible care. Lyn Sims, Pet Friendly Realtor

9.  Prep your new home for pets.   Pets may be frightened and confused in new surroundings. Upon your arrival at your new home, immediately set out all the familiar and necessary things your pet will need: food, water, medications, bed, litter box, toys, etc. Pack these items in a handy spot so they can be unpacked right away. Keep all external windows and doors closed when your pet is unsupervised, and be cautious of narrow gaps behind or between appliances where nervous pets may try to hide. If your old home is nearby, your pet may try to find a way back there. To be safe, give the new home owners or your former neighbors your phone number and a photo of your pet, and ask them to contact you if your pet is found nearby.

10.  Learn more about your new area.   Once you find a new veterinarian, ask if there are any local health concerns such as heartworm or Lyme disease, or any vaccinations or medications your pet may require. Also, be aware of any unique laws. For example, there are restrictive breed laws in some cities. Homeowner associations also may have restrictions - perhaps requiring that all dogs are kept on leashes. If you will be moving to a new country, carry an updated rabies vaccination and health certificate. It is very important to contact the Agriculture Department or embassy of the country or state to which you're traveling to obtain specific information on special documents, quarantine, or costs to bring the animal into the country.

Schaumburg Homes for Sale - 5 Common First-Time Home Buyer Mistakes - Lyn Sims (847)230-7324 RE/MAX Suburban

Schaumburg Homes for Sale5 COMMON FIRST-TIME HOME BUYER MISTAKES that Lyn Sims at RE/MAX Suburban doesn't want her buyers to make!  Guiding her buyers with over 20 years experience, she can help you find the best home in the Northwest Suburban Chicago IL Market.

1.  They don't ask enough questions of their lender and end up missing out on the best deal.

Lyn's Comments - All lenders do not carry the same financing. Some do not handle FHA loans or loans with more flexible qualifying ratios that a first-time home buyer might need in order to get into that first home.  I can point you in the right direction so you get the best financing for you.  You MUST be prequalified for a loan BEFORE you begin your home search.

2.  They don't act quickly enough to make a decision and someone else buys the house.

Lyn's Comments- I'll help provide you with the information you need to make a confident decision.  Real Estate is local and each neighborhhood is unique.  I can show you which areas are on the upswing and which are not.

3.  They don't find the right agent who's willing to help them through the homebuying process.

Lyn's Comments- Not all real estate agents are equal.  Not all real estate agents do this full-time.  Some of us have actually perfected their craft and know the in's and outs of each neighborhood you might be interested in.  I have been in the area for over 20 years and I understand the trends both past and present.  Did you know that a hiring a Realtor won't cost you a thing?  That's right nada - zip - zilch.  Why not take advantage of my expertise?

4.  They don't do enough to make their offer look appealing to a seller.

Lyn's Comments- The sellers main concern is whether you can complete the transaction with your financing!  He says - Show me the money!  That's why going and getting pre-approved is a must.  Low-balling a seller will do nothing for your negotiations but give you a black eye!  There's a misguided "Chicago" adage that says "let's start $20,000 under list to see what they will do".  Well, in my experience I can assure you it'll be nothing!

5.  They don't think about resale before they buy. The average first-time buyer only stays in a home for four years.

Lyn's Comments- I am able to show you the market trends going back as many years as you would like.  The MLS data available to me can tell you the average increases or decreases in a particular neighborhood.  I also have statistics giving you town to town appreciation increases over a period of years.  All this information and expertise can help you make a great buying decison.

Seven Reasons to Own your Own Home, Lyn Sims RE/MAX Suburban, Schaumburg Area Homes

SEVEN REASONS TO OWN YOUR OWN HOMEHomes for sale Schaumburg

1. Tax breaks.   The U.S. Tax Code lets you deduct the interest you pay on your mortgage, your property taxes, as well as some of the costs involved in buying your home.

2. Appreciation.   Real estate has long-term, stable growth in value. While year-to-year fluctuations are normal, median existing-home sale prices have increased on average 6.5 percent each year from 1972 through 2005, and increased 88.5 percent over the last 10 years, according to the National Association of Realtors®. In addition, the number of U.S. households is expected to rise 15 percent over the next decade, creating continued high demand for housing.

3. Equity.   Money paid for rent is money that you'll never see again, but mortgage payments let you build equity ownership interest in your home.

4. Savings.   Building equity in your home is a ready-made savings plan. And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owing any federal income tax.

5. Predictability.   Unlike rent, your fixed-mortgage payments don't rise over the years so your housing costs may actually decline as you own the home longer. However, keep in mind that property taxes and insurance costs will increase.

6. Freedom.   The home is yours. You can decorate any way you want and benefit from your investment for as long as you own the home.

7. Stability.   Remaining in one neighborhood for several years gives you a chance to participate in community activities, lets you and your family establish lasting friendships, and offers your children the benefit of educational continuity.

ANOTHER ONE OF THE BEST REASONS TO OWN A HOME IS "PRIDE OF OWNERSHIP" THAT EVERY HOMEOWNER EXPERIENCES!

SEE FOR YOURSELF AND GO TO THE  "RENT VS. OWN"   CALCULATOR TO SEE IF OWNING A HOME IS RIGHT FOR YOU.

SEE  "HOW AN AGENT CAN HELP YOU"  FIND THAT PERFECT HOME.

These are just a few ways that a quality real estate agent, like myself Lyn Sims, can help you in your search towards buying a home.  More information for buyers, sellers, and the complete process can be found on my website or by calling me directly.  I'm confident that I can provide the kind of exceptional service that will make this process an exciting one!  Please don't hesitate to call (847)230-7324 or EMAIL ME at Lyn Sims (847)230-7324LynSims@remax.net with any questions you may have.

Looking forward to working with you!
