Are you selling your home? Did you know that even though buyers are looking for something different, the majority of them will turn around and walk back out the door if they notice one or more of these Top 10 Problems'.

1.      Odors

House odors are number one on the home selling uh-oh list.  And narrowing it down, odors from cigarette smoke and pets take top billing, with mildew not far behind.  If you smoke indoors - the house smells like cigarettes.  If you have pets, the house might smell bad - even if you don't notice it.  Ask someone who doesn't live there to take a sniff, and don't get angry when they tell you the truth.  Eradicate the odors so that you can present potential buyers with a clean, fresh atmosphere - not a house that's full of perfumes to cover up the other odors.

Dogs frighten some people and irritate others. You'll have a much better response from showings if you control your pets - dogs, cats, whatever.   You say you plan to put them in a bedroom or garage and then ask people not to open the door to that area?  Bad idea.  Would you buy a house you can't inspect?  Of course not.   Remove pets during showings if possible.  If you can't, contain them in crates for their own safety and to show respect for the feelings of potential buyers.

 

 3.     Dirty Bathrooms

Grimy bathrooms are an instant turnoff.  Scrub them, paint them, buy a new shower curtain, rugs and towels - do what it takes to make them shine.  If you're serious about selling the home, the extra work is a must.

Dark homes are a turnoff to most home buyers, so try to brighten them up:

  • Replace dim light fixtures or use higher wattage bulbs
  • Install additional light fixtures
  • Install (quality) sun tunnels or skylights

  • Trim tree limbs that shadow the house

5.   A House Full of Busy Wallpaper

Busy wallpaper in every room turns off most buyers, and even people who love wallpaper rarely like what you've chosen.  It's a personal decorative touch that they want to select themselves.    It's the masses you must appeal to when you're selling a home, so take a hard look at your wallpaper and decide it should be removed and replaced with paint.  Don't paint over it, because it will be obvious that you did - and buyers know that makes removing it even more difficult.

6.  Damp Basements

Dampness or damp smells in the basement throw up a red flag to buyers that the foundation leaks!   Most problems we see are not caused by faulty foundations. They occur because rainwater is being diverted towards the foundation instead of away from it.

  • Clogged underground drains
  • No rain gutters along roofline
  • Downspouts aimed the wrong way

Go outside the next time it rains and determine where that runoff water is going.

7.   Bugs

Roaches, ants, spiders, any insect that shouldn't be in the house. Get rid of them!

8.   Poor Curb Appeal

You must grab a buyer's interest from the curb if you want to sell the home for top dollar.  Home buyers often refuse to go into a house with an unkempt yard, sagging doors or peeling paint. You say you can't afford to paint?  You can get that yard in tip-top shape and grab a screwdriver to fix those doors and cleaning doesn't cost a lot of money!  Clean the front door and ‘welcome' the buyers into your home.

 

 9.   Gutters with Plants and Small Trees Growing in Them

I'm serious!  Some people never clean their gutters, and it always makes buyers wonder what else hasn't been maintained.  Remember the drainage issue in #6?  Cleaning packed gutters might help.

10.   Sellers Who Hang Around for Showings

Yes, you ... leave the house during showings.  Home buyers feel awkward about opening closet doors and lingering for a really good look at the house if the seller is home.  Remember, hovering is for helicopters so give the buyers space when they need it most.

TODAY'S MARKET OUTLOOK! Northwest Chicago Suburbs, Schaumburg IL Areas

Schaumburg IL real estate,Hoffman Estates IL real estate,EVERY REAL ESTATE MARKET IS LOCAL.  ASK A SEASONED REALTOR, LIKE LYN SIMS, WHAT'S GOING ON LOCALLY!


This time may be your "best opportunity" market in years!  Mortgage interest rates are low and prices in Northwest Illinois are still holding fairly well, generally area prices are flat.  The median price home sale in Illinois is actually UP at $198,768*.  The Chicago Median Price for a home is $264,271* which is also UP.  NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.  That's why I'm saying the real estate market is local - it even makes a difference from subdivsion to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great time to buy, sell or invest.

Common Closing Costs for Buyers - Lyn Sims (847)230-7324 RE/MAX Suburban

You'll likely be responsible for a variety of fees and expenses that you and the seller will have to pay at the time of closing. Your lender must provide a good-faith estimate of all settlement costs. The title company conducting the closing will tell you the required amount for:

  • Down payment
  • Loan origination
  • Points, or loan discount fees, which you pay to receive a lower interest rate
  • Appraisal
  • Credit report
  • Private mortgage insurance premium
  • Insurance escrow for homeowner's insurance, if being paid as part of your mortgage payment
  • Property tax escrow - Lenders keep funds for taxes and insurance in escrow accounts when they are paid with your mortgage. Then when your taxes/insurance come due, your lender pays the insurance or taxes for you. The normal is usually 3-4 months in escrow.
  • Deed recording
  • Title insurance policy premiums  
  • Notary fees
  • Document Prep Fees/FedX Shipping Fees 
  • Closing itself at the title company

A Note About Prorations:  Because some costs are paid on either a monthly or yearly basis, you might have to pay a bill for services used by the sellers before they moved. "Proration" is a way for the sellers to pay you back or for you to pay them for bills they may have paid in advance.  For example, if your association fees are $100 per month, the seller paid fees up to the end of the month which is the 30th.  If you close on the 27th, you would owe the seller for 3 days of association fees which he has paid in advance. (30-27=3 OR $100 divided by 30 = $3.33 X 3 days = $9.99) The bill is "prorated" for the number of days in the month, and then each person would be responsible for the days of his or her ownership.

A FEW NOTES ABOUT CLOSING - You must bring a certified or cashiers check to closing payable to yourself (your name) and then endorse the check over to the title company. You must bring your drivers license as identification. You must also bring a paid one years homeowners insurance policy(if applicable) with you that will be given to the lender at closing.  THERE ARE NO EXCEPTIONS.

THESE COSTS ARE CUSTOMARY FOR THE STATE OF ILLINOIS.  Obviously if you are in another state, customary charges could be different.

  • Cash is king.  Having enough money in the bank to pay closing costs that are typically an additional 2 percent to 3 percent of the price of the home is necessary.
  • Location, Location, Location.  As any good real estate professional knows, homes in good school districts where the crime is low are much more likely to hold or increase their value.
  • Compare.   Besides just looking at the comps(houses that sold), buyers should examine what it would cost to rent a similar house in the same area and they might consider what it would cost to buy land and build a comparable home.
  • Think long haul.  It will probably take at least six or seven years of living in the house to be able to sell and come out ahead.

You've got to sell your home - so now what??? Northwest Suburban Schaumburg Area Homes, Lyn Sims (847)230-7324

Sometimes, life just hands us the inevitable: just when everything seems right with your home, something happens and you have to sell it!  It could be that unbelievable job opportunity that you just can't pass up OR twins or triplets!

No matter what your reasons are for selling, remember that now is no time to dawdle, the process of preparing a home for sale can take a month or more.  You've got work to do!  So, here's how to start:

 

1. Take a Fresh Look at Your Home

Your home looks great to you, but a buyer wants to see it since he and his family will be living in it -- so take a fresh look at the house. Hop in your car, drive around the block, and then scrutinize your home as a prospective buyer will see it for the first time. First, consider what's called "curb appeal or street appeal;" does it need washing or painting? Does the driveway need repair work? Is the landscaping in good shape? Remember, be very critical; your buyer will be.

hoffman estates realtorNext, pull into the driveway and take a good, hard look.  Is the yard neat and trimmed? What about the view from the front yard? Then, walk inside and size up the interior as though seeing it for the first time. Take a tour and imagine what your real estate agent (like Lyn!) might say about each room, look into cabinets, open doors, check out the bathroom.

Then, make a mental note of the things that might put off potential buyers, along with another list of the things that first attracted you to the house. Remember, the home's become a great place for you, but a new buyer will see things that you don't. If you don't like the wallpaper in the Livingroom anymore, why do you think a new buyer will?

 

2. Clean Out the Clutter Before You Start to Sellroselle real estate agent

Before putting your home on the market, get rid of clutter in every area -- closets, attic storage, kitchen cabinets, drawers, bath vanities, and shelves -- everywhere! Remember, this is no time to be sentimental: if you don't use it, lose it! Potential buyers are seriously put off by clutter, and most of us drag a lot more things through life than we really need.

Also, don't forget the furniture and fixtures when getting rid of clutter -- most of us put too much in too little space, which makes a buying prospect, think your home is too small.

Then, have a great moving sale with all the stuff you've collected and use the proceeds for paint or whatever other materials you need for repair projects. If you just can't bear to part with some possessions, store them in the attic or some other place that's out of sight to a potential buyer. (Public storage?)

 

Elk grove IL realtor3. To Sell, Sell, Sell -- Clean, Clean, Clean

After you've cleared out the clutter, it's time to really clean. Have the carpets professionally cleaned, strip and polish the floors, scour the bathrooms, go over the laundry room, polish the furniture, scour out the cabinets, wash the windows and window coverings, and spiff up the ceiling fans and kitchen appliances. In short, clean everything!

Don't forget the exterior; paint or power-wash everything that needs the work. Remember, this is a ceiling-to-floor, roof-to-foundation clean-up project.

 

4. Get More for Your Home: Repairs Pay Off

After you've cleaned the place to within an inch of its life, the next project is making all the repairs necessary to attract a buyer.

So, patch up the roof, touch up all the paint, repair the screens, spruce up the porch framing, and make your entry area really shine. Don't forget to water the lawn and landscape beds, and take the time to trim, mow, edge and get rid of sick or dying plants. Inside, fix the grout in the bathrooms and on tile floors, adjust any doors that need it, fix any scratches on the walls, cover any stains, and be sure to fix any plumbing problems. Remember, do what your home needs before the first buyer appears at your door.

Also, it's a good idea to get all this done before getting the 1st appointment from the real estate agent -- a good agent will advise you on what needs to be done.  Also, if you have friends willing to be brutally honest about what your home needs to sell, invite them to assess the fix-up needs.

There is, however, an alternative to the sweat equity you get from a total fix-up --but it carries a price.  An "as-is" sale keeps you from doing all this work, but a buyer will assess about three times the price you would have paid for the repairs. Then, the buyer will deduct that amount from your asking price before making an offer.

 

5. Putting Your Home on the Market:  Show It to Sell It

After you have cleaned, shined, mowed, and generally whipped your property into shape, it's time to attract a buyer.

Regardless of who markets your home, you or an agent, there are other, small things you must do to attract buyers. For example, even if it's bright daylight, open the blinds and turn on the lights. Also, open all the interior doors to make the home appear roomier.  Be sure to remove all your kids and pets -- they're cute, but a prospect wants to see your home, not your pride and joy.  In addition, make sure your pet's litter box is clean so the home smells clean and fresh, not like air freshener.  Remember, you need to make sure your home is available to be seen by a prospective buyer with as little notice as possible. That means less than an hour, or even five minutes, if possible.

Before you put your home on the market, take a weekend day to check out the competition: homes with similar prices and in similar neighborhoods. Remember, you don't have to go out and buy new furniture just to look like that beautiful new model in the new development -- what you want is the feel of that new model -- clean, uncluttered, and fresh.

Remember, after location, the most important item to a buyer is a well maintained home. Many flaws can be overlooked if the buyer knows he can move in without a lot of trouble and expense.

Short Sale Statistics - Lenders are giving themselves another black eye!

foreclosure listingThis is a short reprint of an article submitted to me from a short sale attorney in my area.  Check out the statistics - it's unbelievable!

Short Sale Statistics:   I recently became aware that in 2007 the lenders accepted approximately 43% of the short sales submitted.  This was based on a test market of 500 short sales.  In this test, the 285 REJECTIONS were NOT purchased by 3rd parties at the sherriff's sale.  They all became REO's.  Fifty of the 285 are still for sale and the other 235 were sold for purchase prices BELOW the previous short sale offers that were rejected.

foreclosure helpThere are many reasons for this total lack of common sense. They include, but are not limited to the following:

1)  Lack of organization, manpower & experience in the loss mitigation departments.

2)  Lack of authority & discretion by the negotiators.

3)  Inaccurate BPO or appraisal information.

4)  The offer is not properly considered, processed due to too many short sale applications & improper training of the negotiator.  Many negotiators will not answer the question, "How long have you been a negotiator?".

So based on those statistics, how can we get more short sales processed in our favor? 

When submitting your offer, plan for the above with as much background information as possible on your marketplace.  Send your own BPO, do what it takes to get the short sale through.

TODAY'S MARKET OUTLOOK! Northwest Chicago Suburbs, Schaumburg IL

Bartlett IL home sale,EVERY REAL ESTATE MARKET IS LOCAL.  ASK A SEASONED REALTOR, LIKE LYN SIMS, WHAT'S GOING ON LOCALLY!

This time may be your "best opportunity" market in years!  Mortgage interest rates are low and prices in Northwest Illinois are still holding fairly well, generally area prices are flat.  The median price home sale in Illinois is actually UP at $198,768*.  The Chicago Median Price for a home is $264,271* which is also UP.  NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.  That's why I'm saying the real estate market is local - it even makes a difference from subdivsion to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great time to buy, sell or invest.

So again, "All real estate is local."  What's happening in your local market is all that matters.  Ask a great local REALTOR, like Lyn Sims at RE/MAX Suburban what's going on in your market.  She is an expert in pricing, buying, demand and selling patterns.

The Buyer jumped thru hoops and the rest of the circus story!

 Everyone knows that loans are getting tougher to get, higher credit reports are needed and the strings just keep getting pulled tighter and tigher. But yesterday's closing (praise the lord) was UNBELIEVABLE and a sign of the current lender times.

Situation & Background:   Townhouse, needs alot of updating work so we priced it below market $35,000. That's some kitchen & baths for the $35,000 so we begin marketing the house & didn't get any buyers til around the 90 day mark. Then the squirels came out of the woodwork almost at once!  We finally accepted an FHA offer on the home, went thru appraisal, home inspections, etc.  Then a wierd request from the buyers attorney:  "We need the garage door opener replaced".  Our reply:  No thanks, works great, it's old, but tough noogies.

Closing Situation:  Buyers are happy. Loan officer is present which always means trouble in my book!  Find out about the garage door opener at the closing.  The buyers had to put up a $500 FHA REQUIRED ESCROW for the garage door opener.  HUH???  The loan officer happily replies to me that yes that was one of the required points to close or no deal.  Sounds like highway robbery to me.  Further asking I remind about the FHA appraisal re-inspect - OH YES, the buyers will be charged $200 for the standard FHA reinspect!  But don't worry Lyn, they will take that out of the $500 escrow so the buyers won't have to come up with the funds! 

 This is where my eyes popped!  For a garage door opener!  Yes, the loan officer says, some small child might get squished, injured by that garage door opener (viscious, killer, garage door that it is - the seller should have known!).  Yes, we should report that garage door to some felon website! 

Well that's the story and the closing took 3 hours - What do you think?  Has everyone just gone completely INSANE!  UNDERWRITERS HAVE GONE INSANE PLAIN & SIMPLE TO ME.  Where is everyone's common sense!

I've tried to make this "rant" as funny as possible, but it's really Schaumburg Area Homesjust NOT FUNNY - it's ridiculous!
