Petland Dog Day at Alexian Field in Schaumburg IL, Sunday 6/29/08

Schaumburg, IL - Sunday, June 29th is Petland Dog Day at Alexian Field. Fans are encouraged to bring their dogs out to the park for the day game. Petland will provide a goody bag for each dog in attendance.

The canine festivities will kick off with a pre-game Doggie Parade around the warning track. Water troughs will be available in the lawn area to ensure pooches stay cool and hydrated. Bark Busters training center and Fetch! Pet Care of Greater Schaumburg will also be in attendance providing goodies and information.

All dogs must be registered with the Schaumburg Flyers. Upon arrival, dog owners must register their dog at the booth inside the 3rd base gate.

The Schaumburg Flyers are a member of the Northern League, a 6-team Independent Professional Baseball League established in 1993. Not knowing enough about your Credit Score can hurt you!

buyer agent,real estate buyer agent,exclusive buyer agent,first time home buyer,In the wake of the credit crisis, lenders have become much, much more selective about whom they lend to. Here are some basic facts that will help potential borrowers understand what they face.

The measurement that most lenders use to assess applicants' credit risk is the 'FICO Score' developed by Fair Isaac Corp. The score ranges from 300 to 850.

There's not one FICO score. Buyers have three scores: one for each of the three credit bureaus which are Experian, TransUnion, and Equifax.

Each credit score is based on information the credit bureau keeps on file.  Since credit bureaus don't share their data with one another, the three FICO scores may differ, sometimes by as much as 100 points.



The components of a FICO score are:

  • Payment history: 35 percent
  • Amounts owed: 30 percent
  • Length of credit history: 15 percent
  • New credit: 10 percent
  • Types of credit used: 10 percent


A consumer with a 580 credit score might qualify under FHA requirements, but, generally, in order to qualify for a conventional loan, a borrower must have a credit score above 620 (generally) and above 720 for a loan at terms and rates most borrowers would consider the most desirable.

This is the first time that I actually have seen the breakdown percentage of a FICO Score Report and wanted to share buyer agent,real estate buyer agent,exclusive buyer agent,first time home buyer,it with you.  So being on time with your payments turns out to be their #1 concern!

Sometimes, life just hands us the inevitable: just when everything seems right with your home, something happens and you have to sell it!  It could be that unbelievable job opportunity that you just can't pass up OR twins or triplets!

No matter what your reasons are for selling, remember that now is no time to dawdle, the process of preparing a home for sale can take a month or more.  You've got work to do!  So, here's how to start:

 

1. Take a Fresh Look at Your Home

Your home looks great to you, but a buyer wants to see it since he and his family will be living in it -- so take a fresh look at the house. Hop in your car, drive around the block, and then scrutinize your home as a prospective buyer will see it for the first time. First, consider what's called "curb appeal or street appeal;" does it need washing or painting? Does the driveway need repair work? Is the landscaping in good shape? Remember, be very critical; your buyer will be!

Then, walk inside and size up the interior as though seeing it for the first time. Then, make a mental note of the things that might put off potential buyers, along with another list of the things that first attracted you to the house. Before putting your home on the market, get rid of clutter in every area -- closets, attic storage, kitchen cabinets, drawers, bath vanities, and shelves -- everywhere! Remember, this is no time to be sentimental: if you don't use it, lose it! Potential buyers are seriously put off by clutter, and most of us drag a lot more things through life than we really need.

Also, don't forget the furniture and fixtures when getting rid of clutter -- most of us put too much in too little space, which makes a buying prospect, think your home is too small.

Then, have a great moving sale with all the stuff you've collected and use the proceeds for paint or whatever other materials you need for repair projects. If you just can't bear to part with some possessions, store them in the attic or some other place that's out of sight to a potential buyer. (Public storage?)

Don't forget the exterior; paint or power-wash everything that needs the work. Remember, this is a ceiling-to-floor, roof-to-foundation clean-up project.

 

4. Get More for Your Home: Repairs Pay Off

So, patch up the roof, touch up all the paint, repair the screens, spruce up the porch framing, and make your entry area really shine. After you have cleaned, shined, mowed, and generally whipped your property into shape, it's time to attract a buyer.

Regardless of who markets your home, you or an agent, there are other, small things you must do to attract buyers. For example, even if it's bright daylight, open the blinds and turn on the lights. Also, open all the interior doors to make the home appear roomier.  Be sure to remove all your kids and pets -- they're cute, but a prospect wants to see your home, not your pride and joy.  In addition, make sure your pet's litter box is clean so the home smells clean and fresh, not like air freshener.  Remember, you need to make sure your home is available to be seen by a prospective buyer with as little notice as possible. That means less than an hour, or even five minutes, if possible.

Before you put your home on the market, take a weekend day to check out the competition: homes with similar prices and in similar neighborhoods. Remember, you don't have to go out and buy new furniture just to look like that beautiful new model in the new development -- what you want is the feel of that new model -- clean, uncluttered, and fresh.

Remember, after location, the most important item to a buyer is a well maintained home. Many flaws can be overlooked if the buyer knows he can move in without a lot of trouble and expense.

Gad ZZZooks a phone call from Zillow!

This is a follow up post from a phone call and then another phone call from Zillow to me on a previous post I did just a few weeks ago.  'The Ruckus'

Zillow,lyn sims,Zillow provided a data table on my Schaumburg IL area stating the Year over Year market change (-5.8%) which I was in total disagreement with.  I provided closed figures that proved them wrong in my area with the current MLS stats.  The info that Zillow is using is such an unbelievably broad territory it's going beyond ridiculous.  There wasn't any way that I could find (Google Earth) what would show you how large the area is except to say probably half of Delaware!  It encompassed the entire City of Chicago, Northern IL with Naperville and Joliet to the south, Indiana (parts?), and Wisconsin (parts?).   But we all know that all real estate is Local.  That each individual market is different - sometimes even subdivision to subdivision.  So what's with those figures?

 

Does Zillow want to perpetuate a negative marketplace?

Let's get back to those numberz again - the MLS stats that Zillow does not have.  Again I asked the question, where does Zillow get it's numberz?  No exact answer, too much reply.

A thought ~~ If Realtors do 80% of the business then they would have the majority of closed sales data in the MLS, not to mention the most up to date.  I know that at any given time I can go to the MLS in my area and pull up CURRENT UP TO THE MINUTE SALES stats for my area.  My numbers were also verified by other agents in my office just to be sure that the info I provided was totally correct.  But Zillow doesn't belong to our MLS?  Hmmm.....

SO WHAT SAY YOU ON A COUPLE OF POINTS ~~

1)   I do not believe that I should have received 'harassment' like phone calls from a Zillow coordinator to 'change my numberz'.  I thought that we were not to contact each other in a harassing manner for any reason no matter what the disagreement.  AR, thru email contact and phone, did not seem to feel that this was at all serious.  Hope your seeing what I mean here!

Not to mention that the post had seen alot of activity saying that Zillow's numberz were not correct in my area would basically give them bad press and a black eye.  Wouldn't I change my mind?

2)   There is no contact phone number for the Zillow coordinator in his AR profile.  There is no business address of a brick and mortar building listed on his profile - why not?  Doesn't seem like good business ethics on the part of AR to let that slip by.  Just curious as to why you wouldn't provide all your contact info? 

3)   I really love AR and all the great contacts and info I've received since joining.  But I would have to say I was deeply upset at the corporate response in this regard.  No policing, heck I read them the rules from the website!  Maybe it's just because I'm a women and someone tried to ruffle my 'Midwest Feathers' and make me knuckle under that I mostly object too.  We are all entitled to our opinions no matter what they are.

So here comes another black eye Zillow!

The entire ruckus started with an email from Zillow .....

Minding my own real estate business when out of the blue came an email from Zillow telling me my Schaumburg Market Area here in Northwest Chicago had decreased 5.3% and had I been aware of it?  WHAT?  CUMON!

I knew the market was in a slight downturn but 5% a quarter in the Midwest?  Seemed suspicious but I left it aside and thought nothing further about it.  But it stewed and stewed in my head!  How did they come to find those numbers?  How could I verify those numbers that were being spread thru the internet like a bad case of athlete's foot?  How could I keep my blood pressure down!

A little background here first.  I have always been suspicious of Zillow and their numbers and on two different occasions have found them faulty and downright ficticious with available listings in my market area.  Duplicates, padding, going outside the area and including them in specific 'high hit' zip codes - naw, that doesn't happen with Zillow!  Yes it's true - that's what I found on two separate occasions.

SO NOW THIS!  After a bunch of exhaustive research this is what I've found.  Using our MLS solds for the 1st quarter of 2008 this is the scoop.  (Nudge yourself if you fall asleep during the numbers presentation).

Sold Volume May 2007 - $10,604,700     Sold Volume May 2008 - $20,202,201     -402,499 or -3.8%        Down 3.8% FOR THE YEAR   This is only off by $403,000 which is about 1.25 homes in my market area.  SO THAT'S NOT BAD!

Average Sold Price May 2007 - $342,000    Sold Price May 2008 - $319,000      - 7%     Down 7%  BUT WAIT, WHAT IF MORE LOWER PRICED HOMES SOLD WOULDN'T THAT BRING DOWN THE AVERAGE PRICE.  I had thought that first-time homebuyers were spurring on the market here and according to these numbers I think it's true. 

# of Units Sold  May 2007 - 31           May 2008 - 32       I'm not even going to bother figuring this out it's so minuscule.   SO THAT'S NOT A DECENT PERCENTAGE THAT ZILLOW COULD HAVE USED??

Lyn Sims (847)230-7324Hmmm.  Where does Zillow get the numbers?  I have all the closed sales with fairly certain accuracy from the MLS here in the area.  What does Zillow use to tout these numbers?

The email also went on to tell me how I should help sellers set realistic prices for their home using Zillow!  Yikes - but where did they get those numbers!  I've got numbers too and nothing matches up!  

Working my fingers and pencil to the bone I have come up with one conclusion - THEY MAKE THEM UP!  That's what I think and my pencil proves it.  Why not try it in your market area & see if it isn't true for you too? 

What's truly sad is the public is not aware of this scam.  It's a plain and simple "information" scam that the public doesn't realize yet.  You can provide all sorts of numbers, statistics, and whatever fancy graphs you can chart but they are of no effective use to Mr. Public.  Mr. Public just wants those numbers that the shifty realtors are hiding from them, so in steps Zillow.

SCAM.  The site just doesn't work.

Lyn's Comments - All lenders do not carry the same financing. Some do not handle FHA loans or loans with more flexible qualifying ratios that a first-time home buyer might need in order to get into that first home.  I can point you in the right direction so you get the best financing for you.  You MUST be prequalified for a loan BEFORE you begin your home search.



2.  They don't act quickly enough to make a decision and someone else buys the house.

3.  They don't find the right agent who's willing to help them through the homebuying process.

Lyn's Comments- Not all real estate agents are equal.  Not all real estate agents do this full-time.  Some of us have actually perfected their craft and know the in's and outs of each neighborhood you might be interested in.  I have been in the area for over 20 years and I understand the trends both past and present.  I've been in all the neighborhoods in the area - have you?

Did you know that a hiring a Realtor won't cost you a thing?  That's right nada - zip - zilch.  Why not take advantage of my expertise?

Lyn's Comments- The sellers main concern is whether you can complete the transaction with your financing!  He says - Show me the money!  That's why going and getting pre-approved is a must.  Low-balling a seller will do nothing for your negotiations but give you a black eye!  There's a misguided "Chicago" adage(custom?) that says "let's start $20,000 under list to see what they will do".  Well, in my experience I can assure you, it'll be nothing!  Not every seller is desperate despite what the media is leading you to believe!  Do you think every seller needs to come down $30,000?  It's just not realistic to expect.

 

5.  They don't think about resale before they buy. The average first-time buyer only stays in a home for four years.

Lyn's Comments- I am able to show you the market trends going back as many years as you would like.  The MLS data available to me can tell you the average increases or decreases in a particular neighborhood.  I also have statistics giving you town to town appreciation increases over a period of years.  All this information and expertise can help you make a great buying decison.

One of the most important steps in the home buying and selling process is often overlooked: the home inspection. While many buyers and sellers alike are wary of inspections (for fear of finding the dreaded "deal-breaker"), in reality thorough and timely inspections help smooth the process and prevent headaches during or after closing.

The Difference between Appraisal and Inspection

Many consumers are unclear regarding the difference between a home appraiser and a licensed home inspector.  A house appraisal is an independent evaluation of the current market value of the home from your lenders/bank perspective.  Generally speaking, the appraiser's job is to review the property to determine its worth relative to similar properties in the area and recent sales history.  With that value set, the lender can determine how much money can appropriately be loaned to the buyer.  Appraisers typically work for the bank, the FHA, or HUD depending on the type of loan.

In contrast, the house inspector is trained to identify items in the home that need either replacement or repair.  A licensed inspector will carefully examine the home's structural components, heating, cooling, plumbing and electrical systems, insulation, roofing and so on.  A home inspection report will give far more detailed and overall information than a home appraisal.

While an appraiser will perform a walk through of your home, it is typically a cursory examination that lasts between 15 and 30 minutes.  An in-depth home inspection will last from two to three hours.  An appraiser may point out potential problem areas, but they are not trained to spot damage or faulty systems. Only a certified inspector can adequately review the quality and condition of a home for sale.

Many sellers choose to have their home inspected before ever putting the property on the open market.
