First Time Home Buyers – what are they thinking?  

buyer agent,first time home buyer,home selling advice,real estate buyer agent,As I go thru my email today the familiar Lowe’s real estate newsletter comes into view.  “Survey Reveals Possible Disconnect in First-Time Home Buying Process”  Hmm … really?   I’m curious as to what buyers are always thinking and read on as to what the survey produced.  I’d thought I would pass it along to you with my comments about the market conditions.  It’s actually quite enlightening!

“First-time home buyers are primarily concerned with affordability when choosing a new home, but their expectations may be too high relative to their current financial buying power, according to a recent Coldwell Banker® survey conducted among its brokers.”

“While nearly half of the Coldwell Banker broker respondents reported that affordability was the No. 1 concern for this group, 81% said today’s first-time home buyers consider move-in conditions to be very important when searching for homes.   In contrast, only 7% are looking to purchase “fixer-upper” homes that they could buy at a lower price and renovate themselves.”

“In the past, first-time home buyers were willing to purchase older, more basic houses in an effort to save money and break into homeownership,” said Jim Gillespie, president and chief executive officer, Coldwell Banker Real Estate, LLC. “Today, this group has greater home expectations because they have grown up more accustomed to their parents’ lifestyles. It is important for first-time home buyers to remember that by considering a ‘fixer-upper’ for their first home purchase, they can build equity over time and move up and into their second-stage home that better reflects their expectations.”

This is what today's sellers are not paying attention to!   I really think that CB did a great job with this survey from their brokers on buyer expectations and it serves to reinforce my own thinking over the last few years.  Buyers are expecting a whole lot more than they can afford.  The home in their “minds eye” is that of a 4BR Colonial with the half acre and the 3 car garage.  Problem is, they just started out in the work force so the pay does not equal what they expect to purchase.  Unpleasant realization sets in when they have to compromise their desires.

I’ve noticed that the majority of buyers just don’t want to do ANY work.  ANY being really none, zero.  No wallpaper removal, no painting, for heavens sake no kitchen remodel!  I’vebuyer agent,first time home buyer,home selling advice, also noticed that buyers are becoming “overwhelmed” with the process remodeling entails even in their heads.  So a warning to all sellers reading this – your agent is not making this stuff up!  Buyers do not want to remodel your house!  They don’t want to change the 80’s wallpaper that you don’t even like any more!  

Another point is that I can’t find any buyers that want to buy a fixer upper and work their way into equity.  I just realized it but I haven’t had a buyer say that to me in quite sometime.  So I guess forget about that concept!

"Survey findings also suggest that first-time home buyers worry more about credit ratings and approval than they did a decade ago, but less about down payments. This may be because they have saved money themselves, or have received additional support from parents to help their first-time home purchase."

"According to 29% of brokers surveyed, first-time home buyers were more concerned with down payments 10 years ago than anything else, while only 17% said this is the biggest concern in today’s market."

I’ll have to agree here, but I think the mortgage debacle/disaster/crisis that we just went thru in the media has buyers questioning if they even can afford a home.  Rumors have already taken hold or I believe the buyers would be out there scooping up some of these great deals I come across every day.  Buyers are now a little more sophisticated and know that as long as their credit is good, there will probably be a lender out there to help them. 

"Meanwhile, survey respondents said that only 4% of first-time home buyers were worried about their credit scores in 1998, while 14% said it is more of a concern today.   “Owning a home is a great investment that will provide tax breaks, financial gains - as well as considerable joy over the years,” Gillespie said.  “First-time home buyers now have higher standards, placing an increased focus on the financial aspects of home ownership and at the same time, want a larger home they can live in right away.”

Additional key findings from the survey include:
- 71% of brokers noted that first-time home buyers are looking for larger homes than they were 10 years ago.
- According to 41% of the respondents, proximity to job is the No. 1 attribute first-time home buyers are looking for in a home.
- 35% of the survey respondents said “investment” is the No. 1 reason first-time home buyers are making their purchase.
- 46% of the survey respondents reported that first-time home buyers look at five to ten homes, on average, before making a purchase.

In addition, the survey explored initial reasons that a first-time home buyer contacts a Realtor in today’s market and how that has shifted from 10 years ago, according to the Coldwell Banker brokers:
- They are ready but want assistance in the process, including identifying neighborhoods, negotiating of price and paperwork:   Today’s market 73% vs. 32% 10 years ago
- Because that is what they feel like they are supposed to do:  Today’s market 3% vs. 28% 10 years ago.
- To view houses / do walk-thrus:  Today’s market 17% vs. 30% 10 years ago.
- To help with navigating mortgage issues:  Today’s market 1% vs. 4% 10 years ago
- They are not ready but trying to better understand the process:  Today’s market 6% vs. 6% 10 years ago.

This is all fabulous information for us all to know, both buyers and sellers.  Sellers need to come around to the market conditions and understand that buyers do not want to pay top price for their house and then turn around and have to remodel it.  In fact, the market suggests that no real work need be done by the buyers.  So a tip for sellers would be to do the work for the buyers for a faster sale.  Price it right and show the buyer 'your' value over the others (less work involved).

What Makes a Good Neighborhood?

What makes a good neighborhood?When you buy a house, you also invest in the neighborhood that surrounds it. The identity of a neighborhood may be as important to property values as the individual properties themselves. In a “planned community”, strictly controlled architecture governs a carefully crafted identity block after block. In a rural town, tree-lined streets and an old-fashioned town square preserve a disappearing way of life. In a large city, an older neighborhood's ethnic history has shaped its character and often drives its rejuvenation. It's important to know where a neighborhood has been—and where it's going—before you decide to buy.

1. Start with Statistics

It's now possible to get valuable neighborhood statistics online. Crime statistics, school scores and demographic information are all readily available.  Check the village websites for specific information on the town as a whole.  Park Districts are important and so are the schools in a particular community so study these carefully.  Demographics can now be found by zip code here.

2. Check with the City or Village Hall

You can get any kind of town planning document from your town or county's zoning and/or planning authorities. If you want to be sure that the rural hideaway you just bought stays rural, check with these officials. They start planning large projects like major road construction years from the actual start date.

3. Research the Resale Potential

The quality of the neighborhood will play a big role in your home's resale value—whether you live in the least or most expensive house on theCheck with the Village block. (It’s better to have the smallest house in the best community).  Check out the neighborhood for job growth and home appreciation numbers in the area you're interested in.  Get a list of homes for sale in the neighborhood from your real estate agent to determine how many days they've been on the market. If properties haven't been selling quickly, find out whether the market is slow or if there are neighborhood issues that may make resale difficult.

How can I Find Neighborhoods on the Rise?


Start looking for tomorrow's hot neighborhoods right on the edge of today's most desirable, well-established neighborhoods. These tangential neighborhoods are frequently next in line to experience a surge in prices.

Look for these signs of increasing popularity:

·         Multiple offers on homes for sale
·         An increase in the number of buyers moving in from other areas
·         An increase in the number of local residents trading up within the neighborhood
·         A decrease in the percentage of renters
·         Signs of remodeling

 

4. Get to Know the Community Yourself

Talk to the neighborsIt may sound like a cliché, but nobody knows a neighborhood like the people who live and work there every day. Visit a neighborhood on your own at different times of day and night. Talk to neighbors. Visit nearby schools and local businesses.  Small local papers can be chock-full of information that gives you a feel for the neighborhood or community. If you depend on public transportation, find out how accessible it is in this area. Drive to and from the house from several different directions, so you see both the scenic and not-so-scenic routes.  Plan how long it will take for your daily commute.

Chicago Northwest Suburbs Market Conditions - I'm tired of the media!

Elk Grove IL real estate,Elk Grove IL realtor,Elk Grove realtor,Elk Grove Village IL,I’m tired of the media.  I’m tired of hype and spin that turns out to be nothing at all.  Let’s glamorize a small topic so we get viewers and listeners. 

That’s what’s basically going on today when you turn on the TV or listen to the radio on the way into work.  So what or WHO are we to believe when it comes to our home values in the area?

Our local market conditions in Northwest Chicagoland are often times different from what's happening nationally, so it's best to work with a real estate professional to determine timing, pricing and your homes value.  Illinois' economy continues to expand and home sales are expected to pick up toward the end of the year according to the National Association of Realtors recent market outlook.  But again let’s keep in mind a couple of major points about real estate – all real estate is local.  And the 2nd caveat is – location, location, location.

People in California are always fighting fires, landslides and their homes value, either up or down.  CALways with the drama!  People in Texas are in the drivers seat, like we were a couple of years ago, they have no slowdown right now.  Not so many years ago I remember you Elk Grove IL real estate,Elk Grove IL realtor,Elk Grove realtor,Elk Grove Village IL,couldn’t give a home away in parts of Texas.  Now it's Yee-haw!  Real estate is a cyclical business just like anything else.  Your stocks don’t stay the same – they go up and down with the market.  Right now that’s what our home prices in the suburbs are doing – a market correction, going up or down or staying the same.  Are you going to loose your shirt?  I doubt it.

Adding more momentum to the media’s spin we have the mortgage market "crisis" or “disaster” in our faces everyday!  Are you even able to afford aElk Grove IL real estate,Elk Grove IL realtor,Elk Grove realtor,Elk Grove Village IL, home and get a mortgage?  Are they even giving mortgages to other people besides Donald Trump?  The best thing to do is to call a loan officer and find out first hand!  If your goal is to get a home you’re going to have to get financing to get that accomplished (unless you’re the Donald).  The time to start is now!

Not normally a spokesperson for my company (a commercial interruption) but we’ve been doing pretty well in a supposedly tough market place.  According to our MLS stats, RE/MAX is #1 in 256 market share areas in Chicagoland in either in listings sold, sales made or total transactions categories. 

In my small area that I serve, we have had increases in local market share.  Just in the Northwest Suburbs alone we are at 28.3% which is up over 2007 by 1.3%. 

Hoffman Estates market share is up 3%.

Bartlett is up 1%

Streamwood is up 6%

Elk Grove Village is up 1%

Schaumburg is flat with 29% of market share or a very minimal increase.


Idiot talking heads!So despite what the ‘talking heads’ are saying, I believe now is a good time to buy.  Prices in our area are not falling dramatically like some might have you believe.  Again, they are leveling off or having a market correction but your home is still a great value.  Over the years, home ownership has always done better than the stock market in the long haul.  The ‘talking heads’ forget to mention that because there is nothing to sensationalize.  “Jack Hammer on Cement Street just had his home increase 1%” is not going to hit CNN.

So if you have a home to sell in the area, please give me a call.  I would like to work with you and get you on your way to your new location.  Pointing you in a “new direction” is what I do.

Schaumburg Homes - Towne Place - Lyn Sims (847)230-7324 - Schaumburg Illinois

Lyn Sims knows Towne Place!

Towne Place  is a fairly large community built by Lexington Builders located northeast of the intersection of Schaumburg and Barrington Roads behind the Kohls and Lowe’s Shopping Center.   A great mix of open areas, landscaping and recreation are available here.  There are two pools and clubhouses in the neighborhood and an on-site property manager is stationed at one clubhouse thru the weekdays.  A walking/jogging path is also provided surrounding a nature preserve and pond.   The Metra Train is available at either the Schaumburg Station or the Hanover Park Station depending on your schedule.  Walk to Kohl's, Lowe's, Bally's Fitness, Jewel Food Store, Harris Bank, and Target Greatland.  Tons of other great Schaumburg Shopping too, that is just a small sample close by.

There are two styles of homes available at Towne Place: 

Coach Homes/Manor Homes which are a group of 4 units together, two on the 1st floor and two on the 2nd floor.  All have a private one car garage.  The 1st floor homes are popular with seniors or those that just do not prefer any stairs.  The 2nd floor homes have a spacious feel because of the vaulted ceilings thruout the unit.  Either a patio or a balcony is available for each home.

Then there are the traditional 2-story Townhomes having a 2 car garage.  There is one townhome model that has a 1st floor den and is always an end unit.  Another has a 2-story Livingroom and often has a spectacular full wall fireplace sided by palladium windows.  All townhomes have good sized Kitchens with lots of cabinetry and all have formal Diningroom areas.  Various upgrades are available which could include:  end unit locations, whirlpools, fireplaces, hardwood floors, vaulted ceilings, walk-in closets, pantries and luxury Master Baths.

Definition of a Coach Home -  I have a lot of buyers ask me "What is a coach home or a manor home anyway?”  It all started with Lexington Builders on the eastern edge of Schaumburg somewhere around 30 years ago.  A 'Coach Home' is simply a different name for a "quad" or group of 4 homes put together.  In the coach home layout there are 2 homes on the 1st floor and 2 homes on the 2nd floor.  Then 2 of these groups of 4 are put together for a total of 8 and 'voila' the coach home!  Some other builders in the area also spun the name 'Manor Home' but it is the same concept.

Easiest strategy for lowering your property taxes! Lyn Sims (847)230-7324 RE/MAX Suburban

Schaumburg, Elk Grove, Palatine and Hanover Townships

While the downturn in the real estate market has possibly taken a chunk out of your home’s value, it is unlikely that your tax assessment has gone down. During the boom, as your home gained in value, it made sense that your assessment would increase.  Prices have flat lined or lowered in most areas so it doesn’t make sense anymore that your taxes should only go upwards.  But what’s a homeowner do to?  Well don’t expect the assessor to give you any help!My taxes are going to be higher!

Yes, the tax man cometh!  For those in my readership area of Schaumburg, Elk Grove, Palatine and Hanover Township this is your reassessment year baby!  So what’s a girl to do you say?

The good news is that getting your tax assessment lowered is possible.  With a little patience it is actually easy to do.  Here are a couple of tips:

Review your home assessment for errors.   Find out how your district levies property taxes - on 100% of the market value or some fraction of it - by calling the assessor’s office.  Especially at 70% or 80% of value, called fractional values, owners may not realize their property tax assessments are out of line.  Next, go to the assessor’s office or website to see the property information that lists the details of your home.  Check each item for mistakes, from the number of bathrooms to the number of square feet. Valuing properties is “a very inexact science” and when it comes to the assessors records I’m being terribly generous here!  But when paper records were transferred to computers, many errors were made – or retained. If there’s a mechanical error, the assessor may offer a property tax reassessment on the spot.


Compare property tax assessments for similar homes in your neighborhood.   Pull the addresses, then the tax numbers (PIN’s) for neighbors who have similar homes or similar models in terms of age, style and features. If the assessments on similar properties are significantly lower – 10% or more – you have a good case based on uniformity.


Build a case for reassessment.  The rules for property tax appeals vary from place to place, but no matter where you are you’ll need evidence. Property info and Web-page printouts are helpful, and photos can be especially useful if you’re comparing the condition of your home with others. MostKeep more money in YOUR wallet photos of selected homes are available on the assessors website now. Consider getting an independent appraisal as well, but check the rules in your jurisdiction before laying out a couple hundred dollars or more to pay for one.   If you’ve had a recent refinance from your mortgage company, they would have given you an appraisal and similar homes such as yours would have been used.  Check these homes and use these for your appeal.  The assessor will not take the appraisal but at least it will save you a little leg work by supplying you with the address and the tax numbers (PIN) of like-kind homes.

Biggest Tax MistakeThe number one mistake that I find that my sellers/buyers/homeowners make is not taking advantage of their homeowner’s exemption!  This is an exemption that gives you a tax break because you are using your home as your primary residence and not renting it out.  You receive $5000 off of your equalized assessed valuation of your home because you live there – that’s pretty great.  BUT – the assessor is just not going to give it to you – that would just be too easy.  In Cook County a large and costly production is made for all homeowners.  A ‘card’ or a ‘booklet’ has been previously mailed to the owner and you must sign and return either the postcard or the booklet before your exemption will take place.  In the last few years they have carried over these exemptions but if you are a new homeowner/purchaser you must be sure that the previous owners filed for their exemption!  This will save you hundreds of dollars every year in taxes!  If you say, naw too much work to get that exemption thingy – please – take down my address and mail me the $400 to $800 that the county is taking from you!  I will be appreciative!

DuPage County Residents – You will contact the Dupage Supervisor of Assessments and things are much, much easier for you.  No postcards or booklets, you may call or visit the assessor and state your exemption.  You also do not have to re-sign any ridiculous cards.  They seem to be at least a little normal.

Buzz Words!

List of Assessor “Buzz Words”

P.I.N. – Property Index Number, think of it as your homes social security number.  It will never change.

Geographic Mapping – AKA your property information at the assessor’s website.  Click "Start Interactive Mapping" which will take you to begin your search.  Enter your PIN or your street address.  This will start the Parcel Search where you will find information on your home.

Equalization Factor - (their wording) a number determined each year by the Illinois Dept. of Revenue to even out or "equalize" assessed values, by county, across the state.  It is also called the multiplier.  No one could ever explain this to me well enough so I just call it the "guess tax factor".  That pretty much sums it up.  

HELP – there is no such word in their vocabulary.  When you ask for this, they roll around on the floor in hysterical laughter.  Remember, patience is required, you are dealing with a governmental body.

Sense of Humor – see above comment.

Tylenol – carry at least 2 with you at all times thruout the process.  Keep the bottle within easy reach.

Vodka – see above comment.

Keep money in your pocket!Everyone loves a personal success story so I have two to pass along!

Story #1 - The first was from a townhome that I owned in
Hoffman Estates many years ago.  The property information sheet arrived one day in the mail from Cook County that stated what upgrades my home had.  Nope – sorry no basement Mr. Assessor.  Nope – sorry no fireplace in this place either.  Ohhh look – the square footage is from my neighbors Brighton Model not mine – that’s just swell.  Went to the assessor immediately with my floor plan and got things changed and lowered my tax bill.

Story #2 – New construction Bartlett, first tax bill arrived in the mail and I almost fainted when it said we had 3800+ square feet.  My first thought was, they must be counting the front and back yard too!  Took another trusty floor plan down to the assessor and found out that the builder(Pulte) made the mistake reporting the information to the county.  Yeah sure, thanks.  Story did have a happy ending because the initial tax bill was $5200 and it was reduced to $3800.

It’s never too late to do something about an unfair tax bill.  The final 2007 bills will arrive in the mail soon and I’m sure that with this increase there is going to be a lot of screamin’ goin’ on.

1 Market Value – what your property could sell for on the open market.

2 Assessment Level – the rate at which property is assessed. Single family homes, condos, co-ops, apartment buildings and mixed-use properties, six units and under, are assessed at 16%.

3 Equalization Factor – a number determined each year by the Illinois Department of Revenue to even out or “equalize” assessed values, by county, across the state. It is also called the multiplier.

4 Homeowner Exemption – the 7% expanded exemption increased the exemption amount from a minimum of $5,000 in Equalized Assessed Value (EAV) to a maximum of amount that changes with each tax year. The amount of the exemption will vary based on the value of the home and the amount of the assessment increase.

5 Tax Rate – the result of dividing the spending request of a particular local government or school district by the total equalized valuation of all properties  in that area. The tax rate can stay the same , increase or decrease when taxing bodies request more money. Always review dollars levied, not just tax rates. Actual tax rates vary across Cook County and are determined by local government spending needs and requests.

There have been a total of 6 closed sales for 2008 so far.  The average days on the market is 111 with sWildberry townhomes,Streamwood IL,Streamwood IL homes,ome units taking up to 134 days (yikes).  This is up from the 2007 average of only 54 days.  Average sales price is $194,733 for all 6 models.

Wildberry is also very popular with commuters to Chicago - they use the Hanover Park or Schaumburg Train Station which has plenty of parking and is located less than 1-2 miles away (Milwaukee West Line).

Buyers and sellers continue to trade up, trade down, relocate or purchase a 2nd home.  First time buyers in Illinois accounted for 40% of the market!  Highlights of the typical Illinois Home Buyer from 2006 are:

  • Median household income was $73,300 compared to $71,800 in the U.S.
  • 57% of home buyers were married couples, 26% single females (yeah girls!), 8% singles males, and 9% were unmarried couples.
  • First-time homebuyers accounted for 44% of homes purchased in 2006.
  • 62% of first-time buyers were between 25 and 34 years old.
  • Median income of first-time buyers was $59,500 compared to $58,300 amoung all first-time buyers nationally.
  • 62% of homes purchased were detached single family.
  • Typical buyer purchased a home 12 miles from their previous residence.
  • Median price of the home purchased was $225,000 compared to $214,000 in the U.S.
  • Typical buyer purchased a home that was 1,849 square feet in size.
  • Recent buyers plan to live in their home a median of 6 years.

Ahhh .... the search process!

  • Buyers searched for a home for a median 8 weeks and saw a median 11 homes.

Now is a Smart Time to Buy!  Here's what's available by Price Range in Hoffman Estates and Schaumburg!


Now is a great time to buy a home, say the financial gurus at the Wall Street Journal, so GET OFF THAT FENCE!Hoffman Estates IL,Hoffman IL,   (Not to mention is just huuuurtsssssssss after awhile!)

The Journal calls it a buyers market and offers these suggestions for first-timers getting their feet wet. While their advice is solid, it's not revolutionary, but some potential customers might find it reassuring.

 


Remember this is a place to live not a stock market investment, they say. Lenders want buyers to spend no more than 28 percent of their gross monthly income on mortgage payments, real estate taxes, and home insurance. Buyers shouldn't count on stretching further because lenders won't approve their loans.

  • Cash is king.  Having enough money in the bank to pay closing costs that are typically an additional 2 percent to 3 percent of the price of the home is necessary.
  • Location, Location, Location.  As any good real estate professional knows, homes in good school districts where the crime is low are much more likely to hold or increase their value.
  • Compare.   Besides just looking at the comps(houses that sold), buyers should examine what it would cost to rent a similar house in the same area and they might consider what it would cost to buy land and build a comparable home.
  • Think long haul.  It will probably take at least six or seven years of living in the house to be able to sell and come out ahead.

Hoffman Estates Illinois - Township Riders Iniative Program T.R.I.P

 Township Riders Iniative ProgramTownship Riders Initiative Program-"T.R.I.P"

A transportation program in Northwest Suburban Cook County is available to residents of five area townships - Elk Grove, Hanover, Palatine, Schaumburg, and Wheeling. The Township Riders Initiative Program, or T.R.I.P, is an intertownship transportation program for medical purposes, created to serve the needs of area senior citizens and persons with disabilities.

The cost is based on a $5.00 fee per township line crossed with a cap of $10.00 per one-way trip. Riders are able to bring one service animal or one caregiver. Riders may travel anywhere within Barrington, Elk Grove, Hanover, Palatine, Schaumburg, Maine, and Wheeling townships, as well to the medical campuses of Stroger Cook County Hospital, Hines Veteran's Hospital in Maywood, and the VA Hospital in Elgin.

PACE is the transit carrier and will provide a lift-equipped van. Funding is through the State of Illinois. For further information, please call the Schaumburg Township Transportation Department at (847) 882-1929.
