Septemberfest - Schaumburg Illinois - September 5,6,7th 2009

Septemberfest 2009 is Coming Soon!

Septemberfest 2009 "Schaumburg Celebrates Abraham Lincoln" will be held on the grounds of the Robert Schaumburg celebrates Abraham LincolnO. Atcher Municipal Center on September 5, 6, & 7 2009.  The event will feature an arts & crafts show, bingo, carnival, local and national entertainment on three stages, Taste of Schaumburg (food!), fireworks, Labor Day parade, Not-for-Profit Day, Miss Septemberfest competition, and free shuttle service from multiple Schaumburg locations. The website (www.septemberfest.org) is updated as information becomes available.

Look for the actual Septemberfest program in the upcoming fall edition of the Cracker Barrel Newsletter.  It is anticipated that up to 250,000 people will attend the festival every year!

Oh No ..... not Zillow!

Oh No ..... not Zillow!


One of my past clients recently was called into his investment brokers office to go over his account and obviously make any futureZillow,lyn sims, battle plans that were necessary.  This has been a trying time for anyone with any kind of investments and offering a shoulder to cry on was the actual topic of the meeting.  After going thru all the various accounts, the planner came to the 'real estate portion' of the program and gave my client the value of his home.  $209,000 .....  REALLY?  

My client asked 'how do you know what the value of my house would be?'  Now the planner obviously did not know at that time this client was about to become my seller again and sell his home.  We had already checked out all the comparable sales in the neighborhood and we had already set a listing price.  

What the planner told my seller next sends chills down every Realtors spine - 'well we've found out the price of your home on Zillow.'  My client said 'what?'  That internet nonsense!  The planner went on and on in detail how Zillow is very accurate and that they use it all the time to give clients the 'potential value' of their home.  REALLY?

Well my soon to be Smart Seller said 'what about the one that just closed across the street for $215,000?'  

Planner:  'We don't have that information and Zillow is very accurate.'  REALLY?

Smart Seller:   Well my Realtor just showed me that closed sale and my house has a better location (truly) and a fireplace and you think it's worth $209,000?

Planner:   Yes, we've found that Zillow is very accurate.  REALLY?

Smart Seller:   Then how do you explain the missing sold across the street for $215,000?   Hmmmmm, she says.  Uhhhhhh, she says some more.

Well, around a month after this story had taken place I listed and sold this clients home at $225,000 and it sold in 10 days!

What's the moral of the story here?  Zillow cannot take the place of a good area Realtor that can come into your home, help you decide where you should be placed in the market and help you do a thorough pre-selling and staging of your home.  

Zillow can not tell you about the homes location, size or the updates done to the property.  In fact, Zillow can't even tell you how many BR's and BA's the home has!  Just an address and a number, that's all it's good for.  

If you need a well thought out game plan and market analysis done of your home, please don't go to Zillow.

Roofs - How to tell if you need a new one! Buyers Agent Lyn Sims at RE/MAX Suburban

Replacement of a normal roof is said to be between 15 and 30 years.  That’s a pretty big span of time.  It seems to matter of course how the roof is being taken care of, which way it faces, weather conditions, etc. as to what a roof’s life span will be.

The most common buyer question that I receive is when the roof is around 15 years old in our Chicago Area.  The roof is looking a little ‘worn’ and sometimes depending on the color – a little beat up!  Think of all that rain and snow falling on your head for 15 years!  Roofs are tough, but how to determine if it has a problem?

Asphalt roofing materials have a granular surface, much like fine gravel. As the asphalt ages, it becomes brittle, and these granules will come out over time. If you see a lot of these granules in gutters, chances are the roof is aging. Look for bare spots in asphalt shingles, and inspect closely for signs of tearing or warpage. If you notice shingles curling up, maybe it’s time for replacement.

First, I would always recommend a thorough home inspection which would include a visual and walk over of the roof.  If the roof is too old and too delicate, the inspector can also make that determination at that time while he’s up on a ladder.  Would you use a home inspector that doesn’t want to go up on the roof?  No, not necessarily.  I would not expect an inspector to get up on a roof in January in Illinois with a brisk wind and a 15 degree below zero wind chill!  But, I would not personally use a home inspector that doesn’t carry a ladder to do a thorough inspection at least at the roof level.   

How not to get ripped off?   If your home inspector cannot make a good enough determination for you, you can always hire a roofing professional to come and give you a 'roof certification'.  These are normally a nominal fee just to cover the estimate and drive time to the location.  

How to best determine if the roof is bad?  During your home inspection, the inspector should also check out the attic and examine the roof decking from the underside to look for leaks and any past repairs.  This is also a great time to be sure the attic is ventilated correctly and there is no mold present in the attic.

Can I do it myself or should I call a professional?  Repairs maybe, a whole roof?  I'm sure you could hit yourself in the head with a hammer if you'd want, but I wouldn't suggest it!  You better know what you’re doing, after all you're talking about your homes protective coating.

How much is it going to cost me?  That depends on your tastes, the homes square footage and obviously your budget.

Lexington Green - Schaumburg Illinois - Market Update April 2009

Lexington Green - Schaumburg IL

I have a lot of buyers in the Schaumburg Area ask me 'What is a Lexington Greencoach home or a manor home anyway'?  It all started with Lexington Builders on the eastern edge of Schaumburg somewhere around 30 years ago.  A 'Coach Home' is simply a different name for a 'quad' or group of 4 homes put together.  In the coach home layout there are 2 homes on the 1st floor and 2 homes on the 2nd floor.  Then 2 of these groups of 4 are put together for a total of 8 and 'voila' the coach home!  Some other builders in the area also spun the name 'Manor Home' but it is the same concept. (Building Plan attached below for the truly curious).

Lexington Green is a large coach home community located off Meacham Road just south of Schaumburg Road on both the east and west sides of the street.  The community does offer a pool and clubhouse for the residents and exterior maintenance, snow removal, scavenger service and common area insurance is included in the monthly assessments.  A great golf driving range is located nearby along with the Fox Run Golf Course.  Close to Woodfield Mall, great restaurants and fast access to 355 North or South.

 

There are 4 models to choose from and could be either on the 1st (patios) or 2nd floors (balconies).  Each model has something unique to offer with "C" and "B" units having closet pantries and are middle units.  "A" and "D" units offer larger eat-in Kitchens and a formal Diningroom space.  A one car garage is included with each home.

 

C Units 2BR 1BA, No sales 

B Units 2BR 2BA, Low price of $145,000 to the High Price of $173,000       3 total units closed

D Units 2BR 2BA, Low price of $135,000 Foreclosure          1 total unit closed

A Units 3BR 2BA, No sales

Tips for buying a foreclosure - A very common misconception about purchasing a foreclosed property.

This is another valuable post/article that I would like my readership to have.  It is from a very knowledge gentlemen and top producer named Richard Weisser who works in Georgia.  I couldn't have said anything better myself so I would love to present his post in it's entirety.

There has been such a tremendous interest in REO's (Real Estate Owned Homes) and Foreclosures that I wanted you to be totally informed.  Armed with great information you can decide if a foreclosure is right for you.

This post should precede my post "The Princess and the Foreclosure".

Old house in need of repairThere is a common assumption that there are many foreclosed properties for sale and not enough buyers. Numerically, that is absolutely true. There is still a lot of standing inventory, and more foreclosed homes come on the market every month.

What a bargain hunter needs to realize is that there may not be many houses available that are "perfect" for them.

All buyers want a good deal. They want the best schools, a nice yard, a house that is in good shape and move-in ready, modern appliances and a great neighborhood. What they fail to understand is that in most cases, a very basic rule of real estate applies:

An extremely desirable house will probably not suffer foreclosure!

A house that has great features and great amenities will sell via a conventional sale, and will usually not make it to the REO market. There is always a demand for good properties.

When purchasing an REO property, buyers need to understand that a lot of these properties are far from perfect and that they should expect to make some compromises. The quality of the inventory is obviously not going to be the same as the general market. It's just common sense.

In addition, foreclosures are actually a small subset of the overall market. In Coweta County, roughly 10% of the total listings are foreclosures, with over half of those being low-end investor properties that need significant rehabilitation.

And the best REO properties are selling for significantly higher than list price. Remember, even in the world of foreclosures the laws of supply and demand prevail, and the demand for quality REO properties is extremely high!

Finally, to get the best deal, buyers should be prepared to broaden their specifications and be prepared to move quickly when an adequate property becomes available.

After all, these deals won't last forever!

Buying a Bank Owned Home - the REO

Lately with all the media flurry about REO's (Real Estate Owned Properties) and Foreclosures I wanted to send my readers some really good basic tips on buying one of these beauties for themselves.  Tips on what you should know and just common sense advice on the procedure.

In a recent article I wrote about buying a foreclosed home or potential foreclosure property, I discussed the various ways in which you could obtain ownership of a foreclosure. Here is a quick summary of the three scenarios:

  • A pre-foreclosure where you buy directly from the home owner before the bank takes over.
  • At an auction where you may be in competition with other buyers.
  • From a Real Estate company or the bank itself. This is known as an REO aka Real Estate owned.

Here is what you need to know about scenario #3 ~ buying a bank owned home.

The opportunity to buy a bank owned home is one that many buyers often consider due to the fact that there is a prevailing belief that you can buy them for 50 cents on the dollar or less. While as a general rule many bank owned properties do represent a good Real Estate value, you are more likely to be able to purchase one for around 5-20% less than the going rate for a similar comparable property.

Buying a foreclosed home however, is not for the timid at heart and there are many things that buyers need to be aware of going into a REO transaction.

Hire a top Massachusetts Realtor when buying a homeOne of the 1st things you should investigate when you become interested in an REO property is the present market value. This is something a skilled local buyer's agent can do to help you.

A Realtor that knows the local inventory and recent sales data should be hired to help you with the transaction. While a banks goal is to get rid of their inventory as fast as they can, don't expect the bank to consider silly low ball offers especially when the home is 1st listed for sale.

In my experience while working as a Massachusetts Realtor for the past 23 years, I have never seen a bank accept anything less than 10% under the asking price. In many cases the price has already been set aggressively to begin with. Like every other seller the banks goal is to maximize the price they receive for a property.

What most people fail to understand is that banks have to demonstrate to shareholders, investors and auditors that they attempted to get the highest price possible.

It is not uncommon for a bank to reduce the price of a home in their inventory after it has been on the market for a while. A bank after all is not in the business of holding Real Estate.

Do not make the poor assumption that banks are desperate sellers and will do anything to clear out their properties. This is rarely the case!

In order for a bank to consider accepting your offer you are going to want to make sure you have been pre-approved by a lender. Most banks will not even consider an offer without proper financial documentation. If you are making a cash offer with no financing contingency be prepared to show the bank proof that you have the funds in an account somewhere. Most banks will require this as well.

Some banks may also ask you to get pre-approved through them as well although it can not be a requirement to do so due to RESPA laws. RESPA stands for Real Estate Settlement Procedures Act as is designed to protect consumers.

Often times with a bank owned property patience is a virtue. In many cases the bank will take days to respond to your offer. Also remember that on weekends banks do not conduct business so you are losing a few days in the week. The process can be even longer if you find yourself competing with multiple offers on the property.                                                                                                                       Buying a Massachusetts REO property

When you buy a bank owned property be prepared to be buying it "AS IS". Most banks will not make repairs to a property unless it would effect the buyers ability to finance the property. Some of the things that more than likely a bank would be willing to remedy could include:

  • Termite or other insect problems
  • Mold issues
  • Plumbing or heating system issues
  • Electrical issues especially if it involves a safety hazard
  • Septic systems ~ some states require a passing inspection in order to close, including Massachusetts
  • Structural issues

While these are things many banks would consider remedying, don't assume that it would happen in all circumstances. Every bank is different in how they operate and make decisions. Do not expect a bank to make ticky tack repairs - it is not going to happen! You may be able to possibly get a credit for some repairs  at closing but do not expect it.

Most banks have their own contracts that they use. You will be expected to sign their standard form and in most cases you will not be able to make any changes to it! I have seen attorneys try and more often than not they are rebuffed.

Real Estate contract when buying a bank owned homeMassachusetts is different than many states in that we have a two part contract including an offer form and a purchase and sale agreement.

The purchase and sale is a more detailed version of the terms and conditions found in the offer. With a bank owned home you will just sign the banks form and that will be considered the Purchase and sale.

In most circumstances you will be given the opportunity to conduct inspections even though the property is being sold "as is".

It is important that your Realtor makes sure that you have proper contingencies in place that cover your ability to inspect the property for such things as the structure, pests, mold, radon , water, and others.

You will want the right to terminate the contract if these do not meet local or national standards. Be aware that the bank is going to want these inspections to be done immediately.

Lastly, banks will prefer that the closing will be sooner rather than later. You will not see the same flexibility that you could possibly get with some traditional home sellers. As a rule of thumb, most banks will want the closing to take place in 6 weeks or less.

One really important clause that you find in many bank owned contracts is the penalty if you do not close according to the stated contract date. In most cases there is a $100 dollar a day penalty for not closing on time! You better make sure your ducks are in order when buying one of these properties.

One little known issue that most consumers would not think of but that has hit close to home with me is the lack of great representation of the part of Realtors working with bank owned homes. Honestly, I have seen some of the worst Real Estate agents representing banks as listing agents. The issue starts with the fact that banks have not divvied up the business well. There are far to many Realtors that have a stranglehold of all of a particular banks REO business.

As an example I just completed a transaction working as a buyers agent on a bank owned property in whichTerrible Real Estate agents working with REO properties the Realtor did not return calls, changed the commission without notification, misrepresented something the bank did not agree to repair, did not check to see if the home was winterized properly, and did not attend any of the inspections.

I never met the agent during the entire transaction!! She did not even bother to attend the closing. It was a nightmare throughout and the communication frankly SUCKED!! Most of my time during the process was complaining to her about not getting back to me with answers to simple questions.

It got so bad during the process I had to call her broker owner to complain. He apologized sheepishly but made the excuse that she was too busy.

She was the biggest Real Estate clown I have ever seen in twenty three years in the business. The perfect example of an agent that sullies our industry. A quick check revealed she had 31 bank owned properties!!

There has been some talk about banks breaking up the monopoly that some Realtors have on the bank owned inventory but so far that has not happened.

So while many banks owned properties can offer exceptional values there is quite a bit to know. Having professionals in your corner who can guide you and protect your interests is very important. I always recommend to my buyer clients that they use a good Real Estate attorney, especially when buying a bank owned home.

Schaumburg Township - Senior Freeze and Senior Exemptions

Good news for seniors in Schaumburg Township and Cook County!

 

Senior Freeze

schaumburg townshipBeginning in the tax year 2008, the total household gross income for the Senior Freeze increased to $55,000.  Also, the Senior Exemption amount will increase from $3500 to $4000 which translates to an approximate savings of $200.  Both of these changes are new State Statutes that were passed in 2008.  These changes will be reflected on the 2nd installment of your 2009 tax bill.

According to the Assessors Office:  Qualified senior citizens can apply for a freeze of the assessed value of their property. Over time, in many areas, this program results in taxes changing minimally and often decreasing as surrounding properties continue to rise in assessed value. This is the most valuable homeowner exemption program. The value increases over the years as it eliminates the impact of regular re-assessment increases that may occur every three years”.

Each year the household must reapply for this reduction. Application forms are similar to a Tax Form 1040 and are available at the Schaumburg Township Assessor’s Office.  Even with an assessment freeze, property taxes still can rise if local governments increase their tax rates.

Senior Exemptions

If you were born in or before 1943, you are entitled to the senior exemptions.  There are three exemptions that seniors may be eligible for:  Homeowners Exemption, Senior Exemption, and the Senior Freeze.  In order to qualify for part or all three exemptions, you must have been bon in or before 1943, and be 65 years or older in 2008.  An exemption is a reduction on your property taxes and is deductible only on the 2nd installment of the property tax bill. 

Save your hard earned money and be sure to apply for those exemptions you are entitled to!

The Princess and the Foreclosure

The Princess and the Foreclosure



The story begins in a far away place called the 'Northwest Suburbs of Chicago' just down the street from a great cul-de-sac called 'Never never land' (and not Michael Jackson's place).  It's a story about a girl, a Princess actually, trying to buy her first home and having totally unrealistic expectations as to what will occur.  The Princess is just beginning her chosen career and just can't afford too much at this juncture.  But even though her pocketbook is less than full - her expectations are that of Beverly Hills!  The Princess is prequalified by her trustworthy loan officer and she can afford the tidy sum of $90,000 on a purchase price.  That's a mighty modest number for Sherwood Forest but with the Princesses expectations high and 'hey, what about all those foreclosures I've been hearing about'.  Let's get one - she shouted!  

And so the adventure begins.  We load the Princess and her parents into the mighty steed (now called a Chrysler) and off we go to a very nice neighborhood backing to the woods.  This turned out to be a very nice townhome with 2BR's 1.5BA's and a really nice location and fireplace.  Deer are even seen foraging in the woods, how great!

Problems?  Why yes - it was 'icky', 'disgusting' and 'gross'.  Phrases like - 'you can't expect me to take a shower in there with all that crud!' were uttered in abundance.  The parents plead and mention that the home only needs to be cleaned thoroughly that's all.  No problems, we'll paint and clean the place up.  After all it's $60,000 BELOW MARKET.  

Now before I continue with our fairy tale, let me say that in my humble experience, this place is not bad.  Pretty nice place for Sherwood Forest!  Priced great, does need some freshening up with paint, and does need new carpet.  But, it's $60,000 BELOW MARKET.  

The Princess doesn't seem to be listening to the wise 'Realtor' nor her parents on this issue of condition.  The place needs to be perfect and just needing a little work.  (Foot stomping here)  Can't be doing to much work to the property you know!  What if I break a nail!

The one thing that the Princess didn't keep in the forefront of her thoughts was 'I can only afford this area if I buy this foreclosure'.  I cannot afford to truly live here and begin my fairy tale of homeownership without buying this foreclosure.  There is no other way.

Did that sink in?  She could not afford to live there or get this opportunity again if she did not buy this foreclosure.  A once in a lifetime opportunity for her to get in on the ground level in a great neighborhood.

This story does not have a happy ending as I'm sure you can predict.  Too much time was taken up by the Princess and in the meantime, other offers came in above the listing price and 'POOF' it was gone.   Other people saw the opportunity available and also wanted to live in Sherwood Forest.  They saw the value, the opportunity and decided to take action! 

The Princess didn't see that coming either, that others would also be interested in the same property.  Other people are also looking at foreclosures in my price range?  In Sherwood Forest?  

The moral of the story is having too high or unrealistic expectations can limit your future goals.  Learn from the Princess and don't make this mistake.

Oh, and her trusty Realtor is still crying and hitting her head on a tree in Sherwood Forest!

Title Insurance Fees - How much?

Wow, have you been asleep at the wheel too?   I am talking about the outrageous increases in Title Insurance in my area!  Someone at the office was kind enough to send me some updated info from our local 'Behemoth' title insurance company (CT&T) and my eyeballs almost popped out of my head.

Have you noticed this too in your area?

$200,000 coverage was $885.00 and is now ..... $1095.   That's around a 24% increase!

$500,000 coverage was $1,335.00 and is now ..... $1695.

Title Insurance FeesResidential Closing Fees (aka the closing table to use with pens included, very nice chairs at no extra charge) was $485.00 and is now $750.  Coffee is probably no longer included!

And my all time closing favorite the ever popular 'PUD Endorsement' was $105.00 and now it's $135.



Can I get at least a 'muffin' with my $135.00 'PUD' please?
