If I sell my house, I'll be saving $500 per month!


This is what one seller said to me recently at a listing appointment.  Due to the economy being the way that it is things have definitely changed around!  This seller has been downsized now with no guarantee of overtime which she needed and expected to keep her household afloat every month.  So ... if this seller sells her townhome she would obviously get rid of her mortgage payment, the assn. fee of $165.00 and a water bill.  Sounds like a good deal huh?

If you are faced with this decision, having to sell or get into future financial trouble, please give me a call!  The time to plan is BEFORE you get into a disasterous financial position.  Do you see that lone headlight coming down the tracks? Then now is the time to do something about it!

With the overabundance of rentals and rental communities in our area now, competition is fierce and has brought the monthly rents down - alot!  For a nice 2BR 2BA unit she can rent for $800 a month which includes water.  No garage available but I'd put up with a cold car in winter to save $500 a month!

Something Smells - is it Limburger Cheese or your Lender?

This just makes my blood boil - what happened to personal responsibility and ethical conduct in this country!  


loan modificationEveryone wants to blame someone else down the chain for their problems.  Today I was reading Richard Zaretsky's post about the mortgage industry and sellers asking 'Should I pay my mortgage or not?'

We live in extremely trying times and everyone is pressed financially and mentally to make the best decisions for their family and future.  There are no stereotypical people involved with today's mortgage mess.  When I read today about the special compensation that the lenders get from the O'Bama Bailout Plan I almost burst a blood vessel in my head!  Here I was wondering and beating my head against the wall with lenders that wouldn't help with a voluntary loan modification BEFORE the borrower went into default - NOW I KNOW WHY!

Lenders are given added compensation to people in default first and I quote Richard:

"While this is contrary to what has been published by the government about the plan, keep (in) mind that following the plan and any of its various aspects is entirely voluntary and up to the Lender or servicer.  They can pick and chose from this plan as they see fit for their own internal reasons.  Here is a more interesting twist - a servicer that modifies a delinquent loan is paid more under this incentive plan than if the borrower were to modify while the loan is current!  If the borrower is current, the servicer can receive up to $3,500 in incentive fees from the government.  If the borrower is delinquent, the servicer can receive up to $4,000 in incentive fees from the government.  Thus it seems that it pays ($500 to)the servicer to encourage a borrower to be delinquent!"



You know when it walks like a duck, quacks like a duck, it must Loan Modificationbe a duck right?  The whole program smelled like limburger cheese to me and all for $500!  What was the benefit to the lenders for lowering an interest rate for homeowners?  What was their financial gain to help homeowners?  

Well there it is!  The curtains are now open for all to see!  

This should be a crime in my opinion!

Buyers Broker scared this buyer away!

An out of town client recently contacted me regarding becoming his niece's buyers broker for a townhome in the area.  After asking many prequalifying questions of this gentlemen I was a little hesitant to meet with him and his wife who would be leaving that day and flying back to Tennessee.   A plethora of questions on representation and 'who works for who' so I decided that maybe a face to face meeting was just the thing we needed to clear things up.

So upon arrival at my office, the whole story unfolded about a new buyers broker program that these folks stumbled upon on the internet.  They understood the concept of a buyers broker being a benefit for any buyer in today's market which was great.  The program with the other agent was anything but simple!   Here's what I could get from the other agents contract:

1)  Sign a buyers broker agreement
2)  The seller or buyer would pay the commission depending on the situation and home.
3)  Bonus agreement to agent:  $150 per thousand above and beyond the commission stated depending on the sales price.  So this agent wanted to be compensated for the lowest price negotiated with the seller.  An example being, if they aggressively negotiated the selling price another $10,000 then their 'bonus' would be another $1500 due from the buyer.


Doesn't really seem like a bad business practice does it?  But ...  the whole program was presented in such a confusing manner the buyer's uncle didn't want anything to do it.  There were more additions and complications -  If they do this 'I get this' thruout the entire agreement.  They wanted to be compensated somehow 'above and beyond' the normal commission rate for the sale.

'KISS' - my business model.  Keep It Simple Stupid.  This is a classic example of an 'engineer type' writing up and complicating an all encompassing buyers agreement!  

The buyer just didn't feel comfortable and didn't want the hassle.  Isn't it complicated enough already?

How can we sell anything if we can't get it to appraise!

There has to be another way to get an FHA appraisal raised!  Anyone know how to do it?

Here's the story behind my situation!  A few short sales, foreclosures in a particular community and throw in a few divorces Fha appraisal,appraisal problems,and we've got some low sales prices.  The market is slightly turning around and most of the inventory has now been marked under contract.  Great - except that there are now not enough closed comps!

The only one we can use that is decent is $218,000 with no location, no 6 panel doors, no skylite.   The appraiser adjusted +1000.  

How flippin' generous!  Is that in 1970's prices?   Wait it gets better!

No fireplace on one comp - adjust +2000.  Where can you get a fireplace ANYWHERE for $2000?   So let's talk about the location adjustment where one townhome backs to other units and the other backs up to a nice nature sanctuary with no neighbors behind.  Appraiser says +1000.  That's it?  Is that in 1960's prices?

In fact I went thru all the comparables and NOT ONE of his adjustments was what any appraiser I contacted would have done.  All lower obviously than what they would have used.  So we are $5000 off the mark on the sales price.  That's alot of money to a seller of an average townhouse.  So let's see the market kicked the seller in the groin this year 10% or so.  Yeah, let's be sure he's really doubled over and take another 5K off the price.  Yeah, yeah!  He can't afford to have any kids now!

So somehow Lyn has to deal with it!  Where do I go to complain if I've already taken it up with the owner of the appraisal company?

Suggestions?

Foreclosure Figuring Formula or the 'FFF'

FFF ......  Obviously foreclosures pose problems for a Foeclosureneighborhood but today I was watching Fox News during a tornado (yes, that's right) and they were reporting these numbers:

'Did you know that a home surrounding a foreclosure goes down 6% and then if there is another one in the neighborhood it goes down another 6%?   Blah, blah, blah .... and so on and so on.  


Where do those numbers come from?  I've been doing this for some time and I have never met anyone that could come up with a percentage to decide that!  Who's @&& or hat are they pulling these figures from?  Is it in the new appraisers handbook freshly dated June 2009?

Where does this stuff come from!  

Who makes this up?  Now granted, uninsured foreclosed properties, particularly condominiums, can be risky for property owners in nearby homes.  If anything happens there is no one there in case a problem does occur.  Neighbors just have to be more vigilant and 'participate' in their neighborhood or association.  When things like this happen you have to pull together and help yourself by unfortunately taking care of the neighbors home or just watching out for trouble.  Noticing water coming out from under a door in a vacant condo would be a good clue!

Vacant houses are vulnerable to vandalism, theft, squatters and accidental fires. If the property has an adjoining wall, the damage can be significant to your own home as well!

Another issue is that insurers can be very reluctant to offer insurance in condominiums or neighborhoods where there are empty buildings.  Some [condo] buildings have such a stigma from the number of vacant units that insurers will not insure occupied units for fear of increased claim and assessment costs if a loss were to occur.  

I'm sure to admit that it's not a good thing for ANY foreclosures to be in your neighborhood or on your block!  I won't say that your property value goes down 6% with each one!  

That just can't be veri'fff'ied!

Schaumburg Township Assessor - Long Time Occupant Exemption

Schaumburg townshipLONG-TIME OCCUPANT HOMEOWNER EXEMPTION FOR COOK COUNTY

 

New exemption will allow homeowners residing in their homes 10 years or more to receive additional tax relief if the following requirements are met:

 

  • Homeowner with a total household income of $75,000 or below will have an increase limited to 7% over the prior year’s taxable value, with no maximum exemption amount.
  • Homeowner with a total household income greater than $75,000, but not exceeding $100,000 will have an increase limited to 10% over the prior year’s taxable value, with no maximum exemption amount.

So an example would be:  Your taxes are $3500 per year - the most they could increase would be $245 and you would have to make less than $75,000 per year.


So an example would be:  Your taxes are $3500 per year - your income is above $75,000 but below $100,000 your taxes could only increase $350 per year.

 

 

Please note the Long-Time Occupant Exemption cannot be received with the 7% Expanded Homeowner Exemption (in layman's terms, this is the regular homeowners exemption that one receives) or the Senior Freeze Exemption.  The most beneficial exemption (the one that takes off the most amount of money) will be applied to the property.

Be sure that you are applying for your exemptions so that you only pay what is necessary every year!

 

Be vigilant!  The county is not making this information readily available to all that need to know!

Long-time Occupant Homestead Exemption (LOHE) – Cook County Only
Public Act 95-644 that passed into law in 2007 created a new homestead exemption for counties that are subject to the AGHE (currently only in Cook County).  The new exemption is in effect in Cook County beginning with 2007 tax year for residential property that is occupied as a primary residence for a continuous period by a qualified taxpayer with a total household income of $100,000 or less.  The property must be occupied for 10 continuous years or 5 continuous years if the person receives assistance to acquire the property as part of a government or non-profit housing program.  This exemption limits EAV increases to a specific annual percentage increase that is based on the total household income of $100,000 or less.  A total household income of $75,000 or less is limited to a 7% annual percentage increase in EAV or a total household income of over $75,000 to $100,000 is limited to a 10% annual percentage increase in EAV. The minimum limit is the same amount calculated for the GHE with no maximum limit amount for the exemption. Properties cannot receive both the LOHE and the AGHE, GHE or SCAFHE.  Properties that qualify for the SCAFHE will receive the same amount calculated for the GHE.  For information and to apply contact the Cook County Assessor's Office.

Schaumburg Township - Cook County Reassessment

Well is this good news?  We shall see.  Don't forget to look for Schaumburg Townshipthis assessment change in your mailbox coming soon.  Don't forget that every Illinois homeowner has the right to protest their taxes if they feel they are being overvalued and over taxed. Just wanted to be sure that you were informed as the county doesn't seem to be getting the word out like it should.  This will effect all homeowners in Cook County!

Cook County Assessor Announces First-Ever Downward Market Adjustment for Homeowners  (released 5/11/09)

Cook County Assessor Jim Houlihan announced that residential properties not being reassessed this year will receive a market adjustment reflecting the real estate downturn. Residential properties in 30 suburban townships will receive reductions in their assessed value. 

“The situation we are facing is extraordinary. Foreclosures and declines in sale prices and volume have taken a toll on home values,” Houlihan said. “After careful analysis of market sales and foreclosure data, we determined these townships should not have to wait until their next reassessment for the impact to be reflected."

“Homeowners are already getting less protection from the 7% Expanded Homeowner Exemption this year,” Houlihan added, noting the General Assembly’s decision to phase it out.  “That makes the adjustment even more urgent.”

As part of this historic step, the Assessor’s Office will mail notices to every property owner in Cook County this year. Normally, properties are assessed every three years and receive notices only then. The north suburbs are not scheduled to be reassessed until 2010; the south and west suburbs will be reassessed in 2011.

This year, each suburban township will receive an adjustment percentage, which will lower the existing assessed values of all residential properties in that township, Houlihan said. The reductions will likely range from 4% to 15%.

“Areas hit hard by foreclosures and market drops will see the biggest reductions. We will continue to monitor the market. The percentage reductions will change if the conditions warrant it,” Houlihan said.

The first notices will be sent to River Forest Township in May and will reflect a 5% reduction for residences there.  Cicero Township, burdened by a high foreclosure rate and a battered sales market, will receive a 15% reduction, Houlihan said.

The market reductions come as the Assessor’s Office is implementing the 10/25 Ordinance, a measure simplifying assessment levels passed by the County Board last year. Under the ordinance, the assessment level of residential properties is 10% of market value; for industrial and commercial properties, it is 25% of market value.

Old Town Art Fair 2009

The 60th Old Town Art Fair 2009Old Town Art Fair


This weekend I went and enjoyed one of the most popular events of the summer for me.  I really love to go thru the Old Town Art Fair and see all the wonderfully gifted and talented exhibits (260 artists) that the nation (not only Chicago) has to offer.  I also love the neighborhood and being close to Lincoln Park and the lakefront.  

This year we decided to take my dog, Bella, to see if she would enjoy it.  I was a little reluctant to say the least as she is a total 'gad fly'.  According to her, the entire Fair is held in her honor.  She totally surprised me and I was very proud of her.  She was friendly as usual, but she also decided to be well behaved!   No stealing ice cream from little ones in strollers!  Everyone thoroughly enjoyed her!  

I'm a big fan of the older homes in that area and all the great architecture which I decided to show you in pictures.  Can't see that kind of stuff in Schaumburg!  There were also several 'gardens' on display for all to enjoy.  This is a city phenomena that I think is hilarious!  Let's check out everyone's 3x5 plot of 'green' and see what they have done with plants and bushes.  Most were absolutely gorgeous even by suburban standards and again I was laughing with all the camera buffs trying to take pictures.  Not much green space but what they have they try and play up to the best of their ability!

Asbestos Prevention and Healthy Tips

The journey to purchasing a home is an enjoyable time in one's life. But it is one that will bring many additional responsibilities. Having the assistance of a competant real estate agent can make all of the difference during this process.

Often appearing in roof shingles, popcorn ceilings, piping and insulation, asbestos became one of the most popular building applications of the 20th century. Due to its flame resistant and highly durable qualities, asbestos was the ideal form of insulation for many industries.

One of the main things that can go unnoticed is taking simple precautions to avoid asbestos exposure. Homes built prior to 1980 may still harvest asbestos materials. This should not make you jump out of your chair because asbestos exposure is easily avoidable by taking simple precautions.

Asbestos

If you locate any suspected asbestos in the home, most experts suggest leaving it un-disturbed until a home inspector can examine your property, take evaluations and determine the safest course of action. Sometimes the best action is no action at all. Disturbing asbestos in good condition may cause its fibers to be released into the air.

Long term exposure to damaged airborne asbestos fibers can lead to the development of a severe lung ailment known as mesothelioma. The amount of asbestos-related incidents in the last few decades has lead to mesothelioma lawyer firms advocating victim rights around the U.S. The negligence involved with the asbestos scandal has been one of greed and dishonesty. Manufacturers of asbestos were aware of its toxic qualities, but repressed this information from the public.

Healthy Tips

Removal of asbestos in public facilities, workplaces and homes should be performed by licensed abatement contractors as long as the National Emissions Standards for Hazardous Air Pollutants (NESHAP) are not violated. They must wear protective equipment such as masks and gloves to avoid any exposure. The materials should be removed in as large pieces as possible and places in disposable bags. 

If asbestos is removed, green forms of insulation should be used as replacements. These include the use implementation of recycled building materials such as lcynene foam, cotton fiber and cellulose. These alternatives not only allow for a healthy and safe home, but can bring down annual energy costs. 

For example, the use of cotton fiber foam has demonstrated to reduce energy costs by 25% per year. As education and technology of green sustainable practices increase, the numbers will continue to rise. Recently, congress passed the American Recovery and Reinvestment Act into law. Included in this act were extensions to the tax incentives placed for energy efficiency in 2005, as well as new credits for homeowners who remodel or build using eco-sustainable methods. Existing homes are eligible for a series of efficiency measures that pertain to the home shell (Insulation, Windows, Sealing) worth 30% of the installed cost (materials only, labor is not included in the credit basis).

History of Woodfield Mall - Schaumburg Illinois



WOODFIELD HISTORY

Woodfield MallIt's hard to imagine that 37 years ago Woodfield Mall opened with just 28 specialty shops and three department stores. Now, it houses nearly 300 stores and restaurants and five anchors and is the core of the entire northwest suburbs.

Woodfield is named for former Sears board chairman General Robert E. Wood and Marshall Field and Company founder Marshall Field I. It debuted on September 9, 1971, on 191 acres of prairie land, previously farms, cows, and a village tavern. Singer Carol Lawrence, actor Vincent Price, and two marching bands entertained at the debut.

By the end of September 1971, another 28 stores and restaurants had opened and that first business year finished with 138 specialty retailers. Many of those retailers -- Johnston & Murphy, The Limited, Stride Rite, and Fredericks of Hollywood -- are still at Woodfield today.

Originally 1.9-million square feet of retail space, Woodfield today is 2.7 million feet of retail space, making it the nation's fifth largest shopping center and Illinois' top tourist attraction with 27 million visitors each year. In 1973, Lord & Taylor opened and brought along 50 additional new retailers and a whole new wing. In celebration of its 20th anniversary in 1991, Woodfield added 23 more stores and then in 1996, Woodfield grew again with a $110-million wing. This new wing included a three-level Nordstrom, an expanded Lord & Taylor, and 50 new specialty stores. Of these new stores, nearly 40 debuted flagship concepts and designs, with about 27 of them the largest in their chains.

While all of this expansion continued at Woodfield, the surrounding Village of Schaumburg grew as well. In Woodfield Mall1970, the population was 19,000; in 1980, it mushroomed to 55,000; and, according to the U.S. Census Bureau, Schaumburg had over 75,000 people in 2000. Schaumburg Mayor Al Larson observed that, "Woodfield established a focal point for development throughout all of the northwest suburbs. Without Woodfield, we wouldn't have office towers in Itasca or corporate development in Hoffman Estates."

Throughout the area, hotels continue to open to accommodate visitors from across the United States and Canada and as far away as Japan and Germany. In order to continue this momentum, Woodfield has partnered with local hotels to create World Class Shopping Excursions. As Tom Rivera, former president of the Greater Woodfield Convention and Visitors Bureau, noted, Woodfield is "such a high quality product that people not only want to come for a first time, they want to come in frequently thereafter. It's such an integral part of the tourism industry that hotels in the area run buses to Woodfield as part of their packages."

The Price of Procrastination - Schaumburg Homes

Procrastination can cost you alot more than you think.  This wonderful post is additional food for thought on why coupled with great prices and low interest rates, now really is the time to buy.

Everyone Wants a Lower Price, But What About the Impact of Interest Rates?

When shopping for a home, the natural tendency of any buyer is to want to pay the lowest price possible. It's important to keep in mind, however, that the sales price is not the only factor that determines what your monthly payment will be. In fact, the impact of higher interest rates can easily nullify any benefit of waiting for a lower price.

Why Should I Rush to Buy?
While you may have heard discussions in the media about the decline of property values in many markets, the rate of decline appears to be stabilizing.

That being said, it would not be unreasonable for you to want to hold out for an additional decline of 10%, hoping to capture the best possible price. However, as property values have declined in many areas to 2003 levels or lower, waiting longer to pull the trigger could be a mistake. Many markets are reporting that lower property values have been bringing out investors and the result has been multiple offers on many properties. Properties priced correctly are not declining and, in fact, are creating a lot of interest.

Interest Rate Complacency
The problem is that many home buyers have been lulled into a sense of complacency because of extremely low interest rates. Since the Federal Reserve initiated its program of buying mortgage-backed securities, which control the rates people pay for their home loans, rates had been range bound, bouncing between 4.50% to 5.00% for a 30-year fixed-rate loan.

But do not be confused by this. These rates are artificially low! Historically, interest rates have been above 6.00%. And any rate obtained below this number is a great deal, especially on homes with price tags from 2003!

Markets are Unforgiving
The last two weeks of May showed just how unforgiving the markets can be for people who choose to procrastinate. In just five days, interest rates from many lenders increased anywhere from .50% to 1.00% as fixed-income investors demanded more for their money.

For anyone who was waiting for prices to drop even more, a 1.00% increase in your interest rate would bring a higher monthly principal and interest payment on a home, even if the price of that same home had fallen an additional 10% in value.

If you're waiting for home prices to fall even lower, be aware that while holding out for a lower price may help you win the battle, you could lose the war in terms of monthly payments and overall affordability. With the Federal Reserve scheduled to end its buying of mortgage-backed securities this year, rates only stand to go higher for those that wait. In fact, interest rates are already on the rise and could go higher from here.

Clock is Ticking on Free Money
If you, or someone you know, is planning on purchasing a home this year, be aware that you must take possession before 12/01/2009 to be eligible for a tax credit of up to $8,000. In a survey conducted in March by Move.com, nearly 50% of home buyers are currently unaware that this free money exists in the marketplace. And since over 50% of all buyers are first-timers in today's market, this could impact a lot of people who aren't in the know.

It better shine!

home seller advice,home staging,Recently I was contacting a seller back and forth about the condition and markability of her property.  It's the situation where we have no 'wow' factor.  It's not that her home isn't clean - it's just OK.  Everything in every room of the house is just OK.

No pizazz, no sparkle, no shine.  

To better attract an offer, I began to have the worn out discussion with the seller that we've got to punch it up to the next level - add that shine!  Everywhere!  I want everything scrubbed - polished - brushed and then shined again!  

The drill sargeant's (that's me) directions were very specific:  all chrome fixtures - I want to be able see my face in it!   All appliances in the kitchen sprayed and cleaned with windex to remove all the cooking grime - I want sparkle!  I want it to shine!  

Fluffy towels and super clean bathrooms!  I want it to shine!

To punch it up that added notch - I'll bring over my own duvet cover and we'll redo your Master Bedroom into a 'relaxing retreat' instead of the current 'college dorm' motif.  We'll add pillows and do the best we can with the budget that we have - which is $zero$.  Clean is a huge factor to add - shine is even better!

So to my surprise the weekend came and went and no word from the seller on the house.  Was she overcome by cleaning products and windex fumes?   When can I come over and see the 'transformation' of my plans?  

Well, when I went to the house I found it only partially completed.  Like the balloons bursting at a children's party - no shine!  Waaaa Waaaa Waaaa Waaaa .... my shoulders beginning to droop.  The transformation I was hoping for just wasn't there.  An email finally came from the seller saying she was going to work on it again tonight after work.  What's to work on?  

We've got to get that shine - do I have to send Jack over?


Sellers just don't seem to understand that the competition in today's marketplace is fierce.  In fact, there are 5-6 homes similiar in this sellers subdivision alone.  What would make a buyer choose hers?

Schaumburg Train Station

Leave the Driving to Metra

Schaumburg's beautiful Metra commuter station located at 2001 S. Springinsguth Road is one of Metra's schaumburg IL metra,schaumburg train station,20 most used stations throughout its entire network of 225 stations.  Service from the station goes east to Chicago's Union Station and west to Elgin.       

There are several ways to get to the Metra station ~~

• Walking:    A pedestrian pathway leads to the station along Springinsguth Road. Please walk ONLY along Springinsguth Road south of Irving Park Road.  Elgin-O'Hare access roads are not designed or recommended for pedestrians.

• Bicycling:    The same path that serves pedestrians also serves bicyclists. Enclosed bike lockers and traditional bicycle racks (under covered shelter) are provided for bicycle parking convenience. Lockers can be leased from the village free of charge but require a refundable lock and key deposit. Request a bike path map or call for questions regarding bicycle parking at 847.923.3861.

• Bus Route 602:    provides two morning (eastbound to Chicago) and two evening (westbound from Chicago) rush hour shuttles to the station from its origin at Salem Drive and Higgins Road. Another option is Schaumburg's Dial-A-Ride Transportation (DART) for those traveling to locations exclusively within Schaumburg.

• Driving:    Schaumburg's commuter rail station has 1,268 parking spaces available in the lot. There are 591 spots dedicated to permit parking, with the remaining 677 spots available for daily parking.

• Parking:    For permit parking, monthly or quarterly parking permits may be purchased through the Finance Department or online at https://secure.assurebuy.com/91320/91320.htm.   The monthly permit fee is $21 and the quarterly fee is $53. Daily parking is available for $1.25 per day.

 

Schaumburg's Metra station features:

• Restroom facilities open during the early morning, afternoon, and evening

• "Coffee Beans," open Monday through Friday between 5:30am - 9:30am

• Comfortable interior seating area

• Sheltered external area

• Kiosks in the station where riders leave used books and newspapers
