For Sale By Owners can be successful 13% to 19% of the time in selling their home on their own without the services of a professional Realtor, Stager, Mortgage resources, etc. But inevitably for most, we will say 80% of them it is the Final Piece that hangs them up in putting this jigsaw puzzle together.

It could be the effective pricing of their home and knowing the "inside" information about their neighborhood or market. It could be tips on improving the condition. It could be simply excellent marketing and exposure or targeting the exact kind of buyer for their property. In the end often two weeks to two months or longer are "wasted" in time before they do the right thing and connect with a REALTOR.

Help ButtonHitting that HELP button should come sooner rather than later and not click off so much time accomplishing pretty much nothing and inconveniencing their lives with unqualified tire kickers coming to their door, not to mention the security problem with potential buyers that are complete strangers.

Try For Sale By Owner for a predetermined time if you think you can handle the transaction yourself. But for at least 4 of 5 where it doesn't work (not good odds), shift over quickly to working with a professional that does this every day and for a living.

You are paying them to make this work for you. Let Realtors work their magic and you will soon be on your way to that next phase of your life.

Schaumburg Illinois - We have our own little version of Stonehenge

Did you know that in Schaumburg Illinois we have our own little version of Stonehenge?


Yes, that's right.  Schaumburg is home to works of art from around the world at the Chicago Athenaeum Museum right on our doorstep. Peacefully wooded and shaded pathway to view the gathered arts at your leisure.  Bet you didn't know it was there!

Sculpture Park is located on the grounds of the Prairie Center for the Arts (just south-east along the pathway) offering 15 sculptures from international artists bringing the world to our little corner.

Three sculptures are my favorites.  One looks like our own version of Stonehenge complete with blue sculpture park,schaumburg illinois,lyn sims,stones!  It's called 'Vinland' done in 1999 by Jarle Rosseland of Oslo, Norway.

 

'Vineland' commemorates the 1,000-year anniversary of the Viking explorer, Leif Eiriksson and his discovery of the Americas in the year 1001 AD. Fifteen giant stones in varying heights, from 6 to 15 feet, are arranged in the outline of a Viking ship with cryptic signs and the position of the stars and planets in the years 1,000, 2,000, and 3,000 AD highlighted in gold leaf.

 

 

 

This sculpture reminds me of the Moai on Easter Island.  It's called 'Skulaskeid' by Pall Gudmundsson from Iceland in 2000.

The eight-ton gigantic 6-foot head resembles an ancient face from Norse mythology. Quarried at the artist's studio at Husafell valley in Western Iceland, the name of the sculpture comes from an old legend of an outlaw, Skuli, who escaped his enemies riding the good horse "Sorli" over the rough trail of Kaldidalur, from Pingvellir to Husafell, where the horse died from exhaustion. The Icelandic poet, Grimur Thomsen (1820-1896) wrote about this epic tale from Viking times.

 

 

 

 

 

Another favorite of mine is 'Thought-Rise in Vacuum' by Hans-Christian Berg of Finland and done in 2001.  It's a giant rolling baseball made out of 'paper clips!'  I think it's wild!

The sculpture is composed of stainless steel and a metallic sphere, welded together in a cloud-like pattern with the perspective view of the larger numbers on the outside and the smaller numbers on the inside. The work welds art and science together. I think it's pretty cool!

 

 

My absolute favorite that I wanted to include in this post is not Ecce hora,sculpture park,schaumburg illinois,actually in the Sculpture Park itself but in front of the municipal building near the swan pond and bridge.  It's called 'Ecce Hora' or 'Behold the Hour' by Christine Rojek.



The concept of the piece is based on making a decision says Rojek.  She got attached to the idea of 'now or never' and the passage of time and every day counts for this unique sundial piece.

So let me tell you again, I sell real estate!


Well today started out as my 'lucky day'.  You know the type of day.  When the phone rings your afraid to answer it and sure enough I was right.  It was the office calling with my 'rotational call'.  Some other companies call it the 'up call'.  Very few of these calls ever turn into a living, breathing buyer or seller but someone has to do the job.  Today it was me.

The gentlemen starts out by saying that he's interested in a run Lyn sims,down house on Salem Drive.  House doesn't look too good and might be a foreclosure in disrepair.  I'm prepared to help on my trusty computer and try to pull up the house by the address with no luck.  The 'buyer' jumps into this car and insists on driving down the street to be sure of the address in spite of my attempts to say there is nothing with that address in the MLS.  Ok, Mr. Buyer, call me back when you're in front of the house.  Oh, boy.

Well, Mr. Buyer speeds down the street and sure enough calls me back with the address and listing office info and insists I help him find out who owns the 'car in the driveway - it's a Mercedes'.  Your interested in the car in the driveway and your calling me, a realtor for the info?  Yes, that's right Lyn, I know you can help.  (Is my last name Carfax?)

The car in the driveway?    I do finally find the house in the MLS and it has been under contract for quite some time and indeed is a foreclosure.  But how can Mr. Buyer get information on that Mercedes in the driveway?  Well, I'm telling him that the owner is probably no longer around so I don't know how I can help.  I'm not sure how a realtor can help this guy at all!  But Lyn, it's a great looking older Mercedes in the driveway.  Would be really nice with a little touch up and detailing ya' know.

Mr. Buyer insists that I keep his name and number so when I do find out the information I'll be sure to give him a call.

Sure!  It'll be on my A List for today.

The 26th annual National Night Out, a crime/drug prevention event sponsored by the National Association of Town Watch (NATW), has been scheduled for Tuesday, August 4th 2009.  It will take place in the park on Heron Avenue at 6:30 pm.

Hoffman Estates IL Homes - Months Supply of Inventory - June 2009

This is the 'Months Supply of Inventory' for Hoffman Estates IL Single Family Homes from June 2007 to June 2009.

This is also called the 'Conversion Rate' or how long and how much inventory is on the market in that particular town.  Obviously, the higher the rate, the longer the market time for homes in that community.

Does your agent know the 'Conversion Rate' and will they share that information with you?  It shouldn't be kept a secret because it plays a pivotal role in how your home should be marketed.

Elk Grove Village Illinois - Housing Market Median Sales Price June 2009

The graph displayed below is the median home prices in Elk Grove Village from June 2007 to June 2009.  The median price is the point at which half of all homes are sold for more and half are sold for less.  

It gives an idea of what priced properties are selling in the community.  When the median price is on the lower end, more reasonably priced homes are selling vs. the higher end homes.  In the current market since January 2009, you can see that the median priced home was $228,000 and then rebounded for June with a price of $282,000  

This is also following the trend that I have personally seen with first time home buyers moving along the market.  Foreclosures are traditionally priced below market and are also adjusting the price downward.  There have been very few sales in the upper bracket homes for quite some time and indicates a very low amount of move-up sellers over the last year.

The market slowdown actually began to occur for Elk Grove Village in October 2007 and continues into today.

Chicago Northwest Suburbs Market Overview - Schaumburg Homes, Lyn Sims (847)230-7324

Foreclosures and short sales are a regular portion of the market these days and create market distortions in otherwise stable neighborhoods.  And those distressed properties are selling for 20% or more below values of other homes.  But with this 'distrortion' is another problem with appraisers not adding value for these otherwise below market sales.  Before the new appraisal changes (May 2009) an appraiser might mark up a distressed property to bring it into current line with what market value would currently be.  Not any more, those days are gone! Those distressed properties are now setting the market causing extreme pricing fluctuations and appraisal problems in our area.

This is a market overview for the Northwest Suburbs of Chicago which I serve.  I've given a breakdown for single-family homes sales and for multi-family sales (townhomes, condos, etc) so you can get an idea of which areas are having increased sales and bouncing back faster than others.  These numbers are for the 2nd chicago northwest suburbsquarter 2009.

COMMON QUESTIONS AND ANSWERS TO THE 2009 First Time Home Buyer Tax Credit

Once I have closed on my home and how do I file for the tax credit?  Pick up tax form 5405 at your local CPA/Tax Preparer office or go online at www.irs.gov.  You will need your date of closing and new address along with your other tax information.  Once the form is completed, it can be filed with the IRS.

Do I really get $8,000 back from the IRS? Yes, it is an actual $8,000.

If I am already getting a tax refund back, do I get the $8,000 in addition to this? Yes, the tax credit is in addition to your normal refund.

If I have not paid $8,000 in taxes can I still get the tax credit? Yes, you are still entitled to the full tax credit.

Can I file for my tax credit before I close on my home so I can use the money for my down payment? No. 

Are mobile homes eligible for the Home buyers Tax Credit? Yes. The guidelines state that the following types of properties are eligible:  Houseboat, house trailer, cooperative apartment, condominium, or other type of residence.  It has to be the one you occupy most of the time.  No second home or vacation properties allowed. 

Can I still file in 2008 for my tax credit and get my money this year? Yes, you can file the 5405 anytime up until December 1, 2009 and still get the money this tax year.  If you have extended your taxes for 2008 and you have closed on your home you can just attached the 5405 form to the rest of your tax return. 

Do both spouses have to be first time home buyers to receive the credit? Yes.  However, if they are married filing separate they will split the return on the credit.

Can the tax credit be split amount those who are buying the home if they are not married? Yes, they can split it.

How much does it cost to file the amended return?  It depends.   You need to check with the person who filed your tax return for you.

If I have any other questions or would like more information on the tax credit where can I get it? You can go online to IRS.gov and search for form 5405.  There it will tell you more information about the credit.

Your Fireplace - A Chamber of Imaginable Horrors?

This is a great attention getter about fireplaces and the need for proper inspection and maintenance.  James Quarello is a home inspector from Connecticut and is relating to you a story from a recent home inspection and the 50 to 60 year old fireplace.

If the word 'parging' is new to you, it's another reason to read this post.  Yearly inspection of your fireplace should be mandatory just like you tune-up your furnace every fall.

Everyone's gone at one time or another to the Fun House at the carnival. It's supposed to be a walk or ride through a scary chamber of horrors. The journey through is about as scary as a litter of kittens. About the only ones who get spooked are the littlest kids.

Yet there are real life situations that can be scary. Not a bogeyman jumping out of the dark and scaring the crap right out of you kind of scary, but a holy cow that could really turn into a bad situation with people getting hurt kind of scary.

A fireplace is not some thing that may conjure up nightmarish visions. On the contrary it is a place that has quite the opposite effect. A warm roaring fire in the middle of winter is a cozy and relaxing image.

But what if the fireplace is built incorrectly and in essence is an accident waiting to happen? That warm and cozy spot could be the start of a house fire.

Just above the fireplace is an area known as the smoke chamber. This is the transition from the fireplace to the flue. This is also an area that is often constructed wrong.

A masonry fireplace is obviously built from bricks and mortar. To narrow the smoke chamber to the flue size the bricks are "corbelled". This simply means that the bricks are hung partially over the bottom course to create an angle and decrease the size of the chamber going up. Often what is not done is the finishing of the smoke chamber by parge coating.

Parging is the smooth coating of the bricks with a special insulating refractory mortar (it is also required by building codes). The reason for parging is to fill any gaps in the masonry and provide a smooth transition for smoke. It also protects the bricks and mortar joints from the extreme heat of a fire which will open the joints over time. When a void in a mortar joint occurs it provides a path for heat, not necessarily flames, to combustibles around the fireplace and chimney.

Wood studs in the walls will become pyrolized over time from the heat. This is a physical change to the wood that lowers its ignition point from 450 º F - 500 º F down to 200° F - 225° F. Pyrolized wood once ignited can smolder for days until it finds an open area and thus an oxygen source. Once that occurs the result can be a full blown house fire.

The photo to the right is the inside of a smoke chamber from a 50 - 60 year old home I recently inspected. The smoke chamber has never been parged, even later when a good part of the entire chimney was rebuilt. This particular fireplace has certainly been used frequently. What may be difficult to see in the photo are the openings between the brick and mortar joints. Some of these openings were almost a quarter inch wide. This fireplace should not be used until it is repaired by a qualified chimney specialist.

This was truly a chamber of imaginable horrors.

Briar Pointe - Who's in charge of these board members?

When your association has run amok or who's in charge of your condo board?


Here's another great example of an association that's got too much time on their hands and not enough briar pointecommon sense.  This is a new ruling going into effect regarding signage when you sell your home yourself or thru a real estate company.  Well I see a problem if you are tucked back in the subdivision where you can't use more than one sign at your nearest street corner.

Let's take an example of Gary Court - you can only have a sign on the corner of Grove & Gary.  That's great, but how are the people supposed to find your sign from Irving Park Rd. and Mercury?  Can't put up a directional arrow sign anywhere near the Briar Pointe signage at Mercury & Grove (main entrance) sending your traffic west.  Another great example would be just the opposite with homeowners in the eastern portion of the subdivision.

If more homeowners would attend the meetings and let the board know how ridiculous this is, the new regulation might not have been put into effect.  You have to start paying attention to what's being done around you effecting your values.  Until you try and sell your house, you'll never know!

Too many people not thinking things thru and trying to take charge!

Market Update by Price Range - April, May, June 2009

Diligently trying to keep both buyers and sellers informed on the Roselle IL homes,Roselle illinois,local Roselle Illinois housing market has been my goal for many years.  This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity.  Which is up by the way!

100% over the last quarter!

Is it the $8000 Tax Credit?  Is it the lower interest rates?  Or maybe just great values in the area?
 

How can you use this information if you are a buyer?   The price range that you are thinking of purchasing in, is it one of the more active price areas of the market?  It would be telling you that there are a lot of other buyers also in your price range all looking for that 'deal!'  

How can this information help you if you are a seller?  If you are planning on selling your home soon, you can see which price ranges are the most active.  Clearly the price range above $300,000 has been non-existent and rarely sales have occurred.  You might have to plan accordingly for extra market time.  As a seller, you have to be sure that your home's curb appeal and presentation is ‘spot on’ in a market like this.  Possibly some extra updates and staging might be required before you put your home on the market.  Do you know what the average market time is for your price range?

For the Roselle Single Family Home Sales from April to June 30th, 2009 you can clearly see that over 83% of the closed sales have been under the $300,000 price range.

What about foreclosures?  Of those 23 total sales only 5 were foreclosures and 4 were short sales.  Most of those foreclosures were under the $200,000 price.  Probably a lot less than what you expected right?

Market Update by Price Range - April, May, June 2009

Diligently trying to keep both buyers and sellers informed on the local Roselle Illinois housing market has been my goal for many years.  This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity.  Which is up by the way!

130% over the last quarter!

Is it the $8000 Tax Credit?  Is it the lower interest rates?  Or maybe just great values in the area?
 

How can you use this information if you are a buyer?   The price range that you are thinking of purchasing in, is it one of the more active price areas of the market?  It would be telling you that there are a lot of other buyers also in your price range all looking for that 'deal!'  

How can this information help you if you are a seller?  If you are planning on selling your home soon, you can see which price ranges are the most active.  Clearly the price range above $300,000 has been non-existent and rarely sales have occurred.  You might have to plan accordingly for extra market time.  As a seller, you have to be sure that your home's curb appeal and presentation is ‘spot on’ in a market like this.  Possibly some extra updates and staging might be required before you put your home on the market.  Do you know what the average market time is for your price range?

For the Roselle Single Family Home Sales from April to June 30th, 2009 you can clearly see that over 82% of the closed sales have been under the $200,000 price range.  The lowest sales price was $55,000 and the highest sales price was $247,000.

What about foreclosures?  Of those 17 total sales only 10 were foreclosures and 1 was a short sale.  Most of those foreclosures were under the $100,000 price.

Schaumburg Homes - Market Update, Months Supply of Inventory - Conversion Rate - June 2009

This is the Months Supply of Inventory for Schaumburg IL Single Family Homes from April 2007 to June 2009.

This is also called the 'Conversion Rate' or how long and how much inventory is on the market in a particular town.  Obviously, the higher the rate, the longer the market time for that particular community.

Does your agent know the Conversion Rate and will they share that information with you?

How can you use this information if you are a buyer?   The price range that you are thinking of purchasing in, is it one of the more active price areas of the market?  It would be telling you that there are a lot of other buyers also in your price range all looking for that 'deal!'  

How can this information help you if you are a seller?  If you are planning on selling your home soon, you can see which price ranges are the most active.  Clearly the price range above $300,000 has been non-existent and rarely sales have occurred.  You might have to plan accordingly for extra market time.  As a seller, you have to be sure that your home's curb appeal and presentation is ‘spot on’ in a market like this.  Possibly some extra updates and staging might be required before you put your home on the market.  Do you know what the average market time is for your price range?

For the Hoffman Estates Multi-Family Sales from April to June 30th, 2009 you can clearly see that over 64% of the closed sales have been under the $200,000 price range.  Lowest price sold was $40,111 and the highest price was $295,000.

What about foreclosures?  Of those 45 total sales only 17 were foreclosures and 2 were short sales.  Most of those foreclosures were under the $150,000 price.
