What if 2008 was the best year to buy real estate and you didn't do it?  

This time may be your "best opportunity" market in years!  Mortgage interest rates are low and prices in Northwest Suburban Illinois are still holding fairly well, generally area prices are flat.  The median price home sale in Illinois is actually UP at $198,768*.  The Chicago Median Price for a home is $264,271* which is also UP. 

NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.  That's why I'm saying the real estate market is local - it even makes a difference from subdivision to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great time to buy, sell or invest.

So again, "All real estate is local."  What's happening in your local market is all that matters.  Ask a great local REALTOR, like Lyn Sims at RE/MAX Suburban what's going on in your market.  She is an expert in pricing, buying, demand and selling patterns.

So let's take a look at what is happening in Streamwood - Notice the graph is not spiraling downward like the media would have you believe.  The median house/condo value in 2007 was $262,100 which is UP from the survey done in 2000 of $143,500.  Does it seem like the real estate market is tanking?    NO.

Continuing with the graph you will notice that the total number of home sales is lowering steadily since actually the 2nd Quarter of 2006.    OK, tell me something we don't know - but wait - it's actually sooner than what you would think isn't it?     YES, market demand is down.

The average sales price is actually near $200,000.   This can be explained as the typical first time homeowner is actually trying to spur our local market forward.  Therefore the prices sold at that time will be lower.  First time home buyers do not normally buy a home in the $300,000 and above range as a first home so obviously our average sales price will be lowered from that activity.

So don't be scared off by stories about a "credit crunch" either.  Conventional and FHA loans are available for credit-worthy buyers seeking these types of mortgages.  And mortgage interest rates remain at historically low levels.  Don't be scared off by forecasts that encompass the entire United States!  Think how ridiculous that is!

Is it a good time to buy?  I'm saying YES!

People who have just went thru foreclosure are not probably going to get a loan?    YEP, and in Illinois that is just a small percentage of the homes owned that are in trouble and headed for foreclosure.

People will always need to buy or sell a home whether a move is job-related or you are ready to downsize or expand.

The national housing market has received a lot of negative press lately with stories of mortgage market tightening and increasing foreclosures.  But for the average person with good credit, traditional financing is readily available. Lyn Sims still has 100% financing available to those that qualify!  There are still programs that offer down payment assistance to buyers - but you have to know the right people to get the help!

It's important to do some homework before you buy to see what you can afford and what your financing options are. Today, mortgage interest rates are well below their all-time high of over 18 percent in the early 1980s.  People bought homes then and they can buy them now!   HEY I know 'cause I was sellin' em!

Sales summary for the Surrey Woods Townhome community in Streamwood IL near 59 and Bode Rds. Very popular area surrounded by the Cook County Forest Preserve with wonderfully maintained walking, jogging and bike paths.  Not to mention the great old oak trees in the area.  There is also a pond and play area that is maintained by the Streamwood Park District too.  The area is comprised of private entry 2-story styling townhomes with either a 1 or 2 car garage.  Some basements are available but rarely go on the market.  Square footage is somewhere between 1100 to 1700 sq ft and prices between $190,000 to $275,000.  Alot of great square footage for your money here!

The Village of Streamwood is one of the fastest growing communities within the Chicago metropolitan area.  Located within the high growth northwest suburban corridor, Streamwood is ideally located just 25 or so minutes from O'Hare Airport.

Streamwood's population has grown to nearly 39,000 in its short 45 year history.  And, it is geared for additional growth.  The population of Streamwood is attractive to both commercial and residential development.  Ninety-three percent (93%) of the residents live in a traditional two-parent household with children.  The median age is 40 to 44 years.  The median household income is nearly $71,000.  Affordable homes, coupled with two-income families, adds up to a high level of discretionary income.

Although Streamwood is predominantly a residential community, it enjoys a thriving business community.  The Village supports over 600 businesses.  The Village is an active participant in the business community, and it aids business development through a streamlined approvals process and through the provision of quality local services.

Poplar Creek Forest Preserve

Streamwood is bounded by 4,500 acres of beautiful forest preserves on its northern border.  The Poplar Creek Forest Preserve provides hiking, biking, horseback riding and picnic areas.  A wide variety of fresh water fish are located in its streams and lakes.  There is also a restored sample of the original Illinois prairie.

Park Place Family Recreation Center

A state-of-the-art fitness center, indoor basketball courts, indoor aquatic center, aerobics studio and indoor elevated track are the highlights of this facility which opened in 1995.

Services are available to residents of all ages including creative dramatics for children, a children's museum, stress management, massage therapist, tanning salon and Senior Center.

Streamwood Oaks Golf Course

In September of 1990, Streamwood Oaks Golf Course opened for business.  Streamwood Oaks is a nine-hole golf course and features a 3,404 yard championship layout.  Water comes into play on all nine holes and will challenge even the most experienced player.  Streamwood Oaks Golf Course provides a full-service pro shop with all of the latest equipment and apparel.  The golf course is owned by the Village of Streamwood and operated and managed by Links Management.  The clubhouse, with over 2,400 square feet of space, is designed to accommodate up to 60 people.

The Streamwood Park District is a separate municipal governing agency established for the purpose of providing park facilities and leisure programs for residents.  The Park District is responsible for the maintenance, operation and administration of parks and park facilities.  The Park District presently owns and maintains over 230 acres of land at 34 locations.  Major facilities include the Community Center, Park Place Family Recreation Center, the Hoosier Grove Barn Banquet Facility, the Schoolhouse Museum, and one outdoor swimming pool.  More than 350 recreation programs are offered each year to individuals of all ages, interest and abilities.

Hoosier Grove Barn and Park

Hoosier Grove Park is a 20 acre park which is the site of many community events such as Summer Celebration, Pumpkinfest and the annual Easter Egg roll.  The park houses an 1888 barn original to the site.  The barn, restored in 1993 as a banquet facility, is joined by an old farmhouse, stable and schoolhouse, reminding visitors what life in the Village was like when the area was a farming community.

Hoosier Grove Schoolhouse Museum

Built in 1904, Hoosier Grove School was a one-room schoolhouse which educated the children of the area prior to Streamwood's incorporation as a Village in 1957.  Classes continued at the school until 1954.  It was the last country school operated in Hanover Township.  Originally located at the southwest corner of Barrington and Church (now Schaumburg) Roads, the building was moved to Hoosier Grove Park in 1988 and serves as the community's museum.

Streamwood is served by two Metra Commuter Train Stations in Bartlett and Hanover Park.  The Bartlett Train Station is located at Oak and Railroad Avenues in downtown Bartlett.  The Hanover Train Station is located at Barrington Road and Lake Street.  The Metra Commuter Train provides transportation to downtown Chicago, through historic Union Station, and other suburbs along the line.

Both stations feature daily and quarterly parking as well as Kiss-n-Ride drop-off and bicycle parking.  Daily parking is reasonable and payable at the lot.

Education

Streamwood enjoys a wide range of quality educational opportunities for its residents.  Most students living in the village are served by School District U-46, the second largest school district in the State of Illinois.

District U-46 serves over 38,000 students, from kindergarten through high school.  The district covers a 90 square mile geographic area which includes the other communities of Bartlett, Elgin, Hanover Park, South Elgin and Wayne and portions of Carol Stream, St. Charles, Schaumburg and West Chicago.

Within the village limits of Streamwood are numerous elementary schools, two middle schools and one high school.  The District U-46 curriculum is continually reviewed and kept up-to-date to meet the needs and interests of today's students.  District teachers improve their teaching skills and learn about new instructional concepts through periodic training and in-service programs.

While the majority of Streamwood is located within District U-46, areas of the community located east of Barrington Road are served by School District 54  and  High School District 211.

The Village of Streamwood is a full service community.  A highly trained Police Department maintains one of the lowest crime rates in the region while a skilled Fire Department offers an impressive ISO rating of 3.  These translate into significant cost savings to businesses through reduced insurance rates.  Lake Michigan water and Metropolitan Water Reclamation District waste water treatment are available to all commercial, industrial and residential properties within the Village.

Community Development
Pro-business.  Pro-development.  Streamwood casts itself in the non-traditional role of facilitator rather than simply a regulator.  It's an attitude that drives Streamwood's Community Development Department.  The Department manages all planning, zoning, building and property maintenance functions for the community.  Developers continually commend the Community Development Department for its streamlined approvals process.

Areas for Development

Streamwood is approximately nine square miles.  It has a balanced mix of housing, from apartments, condominiums and townhomes to starter and executive homes, for its over 39,000 residents.  The Village is also home to a wide range of commercial and industrial users.  The Village has been careful to balance the amount and type of residential, commercial and industrial uses to complement one another and provide the opportunity for successful growth.

Very popular area across the street from the Cook County Forest Preserve with wonderfully maintained walking, jogging and newly finished bike paths.  The area is comprised of private entry 2-story or ranch styled townhomes with a 1 car garage.  The association has an outdoor pool and clubhouse available for all homeowners.  Wildberry is in the popular Schaumburg School District 54 and 211.  Prices range from $159,900 to $230,000.  Alot of great square footage for your money here!  Two models have very popular "ranch" styling with no stairs for seniors.
