Hit the Road

Last week Patricia Kennedy wrote a great post about the lost art of the contract presentation.  You know, lyn sims,contract negotiations,the days when both parties sat down at the kitchen table and hashed out the details of a contract IN PERSON. I bring this up because if we still did the presentation this way in my area there would be 'bloodied' circumstances. I've been negotiating a contract on one of my listings this week, well let me be honest, the last 2-3 months and obviously it's not going well.

Ever have a buyer that just won't go away?  They don't want to pay for the house but they just won't go away?  

The buyers agent, who shall remain nameless, is the kind of agent that just reeks of aggression and a newbie whirlwind - you know her as 'Gloria Go-Getter'.  She's the only one that can sell a home BTW with her superb negotiating skills.  She has tried to hit the seller over the head for the last few months with unbelievable tactics.  The 'your home is never going to appraise' tactic did not go over with the seller and that contract soon died.  Then she changed hats and went for the ever popular 'Broker Call'.  You know the agent that calls your managing broker and says 'Waaaaaa, Lyn won't cooperate and have the seller go $30,000 under list and pay 3 points'.  Like a school girl, stomping her way threw the whole contract.  Calling my broker will not get you further cooperation and it's just plain childish.

Now on Friday evening, we agreed AGAIN, never to contact each other again if this contract did not get together.   I was told I was terribly unprofessional (30K of my sellers money unprofessional) and she would never contact us again.

PROMISE?  Can you put that in writing, which she did in an email message for me.  

Well today's Monday and guess what - they're back!  Didn't you promise never to contact us again?

Didn't you tell us to 'place the house in our nether regions?' 

Then Carla Muss-Jacobs did a great post about communicating with a listing agent and I thought - could it be me?  What part of 'hit the road' didn't Gloria Go-Getter understand?  I've used all my communication skills and she just won't go away.  

Ever have a buyers agent and buyer that is so fixated on a particular house they just won't go find another?

I'm really sorry Lyn.  And thanks for hiding my identity by calling me "gloria go-getter"... Personally I prefer Elvina!

I was completely onboard with never having any further contact, and having the "broken" contract retire to the nether-lands... but y'asee... my buyers reallly, realllly, reallllly (that's 3 really's) want to buy your seller's property for $30,000 below their list price, AND have them contribute 3% toward closing costs... AND have post closing posession... we only need a 3 week overlap.

ohhh... you have a really big vein in your neck, it's throbbing!  It looks like it might burst!!!

Dear Gloria:  You started 60K below the list price, that's when the vein first started to bulge from my forehead.  Now I'm just used to your nonsense.  Where do you get your audacity?  Do you sell in Evanston BTW?

Lyn...I had one tht after they lost the home because of a very low offer, and came back to offer the buyers a 10% premium for their full price offer.

Bill:  Then they learned their lesson, it was the right home for them.  Did I also mention that this listing has a 5% coop bonus on it also?  This is a very savvy seller that just got singled out by a nut job.

OMG!  LMAO!  I'm not a Realtor so I don't have listings and don't have to work with offers but my Realtor friends have told me about "Gloria Go-Getters".  I think I even spoke to one recently. 

She was representing a prospect who contacted me who I ended up not working with because I wouldn't work for free (he kept insisting I reduce my 1% origination fee to almost nothing).  After telling this prospect to find another lender, he had "Gloria Go-Getter" call me up and badger me about why I charge 1% origination fee.  Mind you, I was quoting the prospect a par rate with no YSPUNBELIEVABLE!

Needless to say, she finally hung up on me after calling me a greedy, money-hungry LO.

Donne:  Yep, Gloria get's her fingers and bad attitude in everyone'sbusiness. Seems childish that she called on behalf of the borrower so you know what I mean.  Attitude adjustment please.  Your agent & Gloria went to the same Alma Mater.
