Chrissy Doremus did a great post the other day about the smallest house. It's about 89 square feet which is about the size of most people's one car garage.
Well, yesterday I was out with a new buyer and I showed this house built in 1900 and it was close to being the smallest house I'd ever been in. In fact, it was only 580 square feet. The one car garage (280 sq feet) rivaled the interior of this 2BR matchbox, I mean 'bungalow'. 'Bring your decorating ideas aplenty', which means exactly what you are thinking in Realtor© speak. Yikes!
This house was so small I couldn't lift my arms to take a picture as my elbows got in the way in the 'spacious' eat-in kitchen. I had to leave my oversized purse in the car for added mobility.
The one featured in Chrissy's post was at least cute & didn't want to make you cry. It could be worse, I could be the listing agent!
That's a great reason to smile!


Lyn, all yours needs is a front porch and cute window to pass the adorable test. Well, maybe some other stuff, too!

Well maybe a very thin person will just think it is adorable and buy it. Will the neighbor buy it as a dollhouse for their daughter?

I have one of these smallest houses listed. It's just over 700 square feet...two bedrooms and from the outside it looks like someone slapped some siding on an old trailer.
I saw a show on TV about people getting back to living in small spaces to save money..One thing for sure you could not have any clutter. I could almost visualize your over-sized purse siting on the kitchen table. LOL
Diane: If there WAS a kitchen table I wouldn't be able to move. Does a TV tray count as an eating space?
Debbie: Good comment, it wasn't even a 'shot gun' style. Maybe if I had more time I could have looked for the wheels.
Sybil: Bring your ONE good item cause there wasn't much room for anything else.
Pat: I took out the original remark about when were awnings in style again? You would double the square footage with a front porch.
Melissa: I'm hardly ever left without words. I just followed the buyer & in most instances I was in the way in every room. I will never look at the word 'cozy' the same way.
Well that is small but it is all relative... however, many lenders will not finance under 700 sq feet...
Someone with vision will turn it into a neighbor hood charmer.

Great fun pictures, I have a house currently for sale that is less than 800 square feet. I thought it was small!

Perrin: I was not aware of that with the minimum square footage of a house. Time to check that out - I did know about a minimum price for each lender though.

Lyn - I can't believe how small some houses are, studio apartments are at least wide open while I'm assuming these small houses have walls making it feel even smaller.
Bill: No, it actually felt like a house with regular walls, etc. I've been in some where the ceilings are open boards & the cabinets are only hung on studs. It had nice old windows, all 2 of them.
Lyn- the burning question is.... How much? What are they asking for this "cozy" little place, and does it have any sort of yard? WOW.
Lyn...your elbow and purse comments are priceless. Are there interior photos? Also, I (too) was not aware that some lenders won't lend under 700sf. Perhaps it's regional? (or, perhaps the mortgage brokers who are hip to these particular lenders just avoid them altogether when shopping for a loan on a home that size or less...so It's never come up).
Jennifer: $39,000 such a deal! Garage has taken up the back yard, there is a side yard but not much more than an alley. "Neat, sweat, petite".
David: I am checking that out, maybe you should to for your particular area.
Lyn... that is an extremely small house and I did see that post once by someone else, showing that 89 sq ft house. It's one thing to be practical, but I need some space.. 89? And how funny about your oversized purse.. lol
